Questions to ask before an offsite or prefab pilot
A checklist for a first conversation with an offsite or prefab vendor. These are our suggestions, drawn from our offsite category hub. They are not findings: Means & Methods Lab has not tested any tool or system. Where a question mentions a vendor, it points to something that vendor publishes.
The questions (6)
Q01Are you buying software, components, or a whole building?
WHY IT MATTERS · All3, Reframe Systems and Reds10 describe delivering buildings; Foldcast and Strong by Form sell building elements. All3 says its system is designed to be used as a whole.
IN THE DEMO · Write down the scope boundary (design, fabrication, transport, installation, fit-out) before comparing prices.
Q02Who controls design and carries design liability?
WHY IT MATTERS · Reframe says it acts as architect of record and general contractor. All3 says you can use your own architect and export DWG or BIM.
IN THE DEMO · Ask who signs as engineer of record and what your own designer can still change after the model is frozen for manufacture.
Q03What is approved where you are building?
WHY IT MATTERS · Foldcast says its elements are designed to Swiss and EU standards. Strong by Form's FAQ places Woodflow-core at TRL 6. US approvals were not stated on the pages we read.
IN THE DEMO · Ask for the certification documents and any prior approval by your building department.
Q04What is automated, and who checks it?
WHY IT MATTERS · Reds10 describes automatically generated CNC-ready steelwork drawings; All3 describes AI-generated layouts and structural models.
IN THE DEMO · Ask how automated outputs are reviewed before fabrication, and for the defect or rework rate on recent projects.
Q05What happens if the factory slips?
WHY IT MATTERS · All3 and Reframe run their own factories near their markets; a single plant is a single point of schedule risk.
IN THE DEMO · Ask about factory capacity, backup plans, and liquidated damages that apply to the factory schedule.
Q06How is it priced and what is excluded?
WHY IT MATTERS · None of the five vendors we read publishes prices; Reframe promises upfront pricing.
IN THE DEMO · Ask for a fixed price with exclusions listed, and price transport, cranes and site work separately.
What to bring
- Site plan and zoning constraints.
- Target unit mix or element spans and loads.
- Your schedule milestones and the date site work must be ready.
- The name of your architect and engineer of record, if you have them.
