AI for owners and developers in 2026: feasibility, entitlement and land development tools
ROUNDUP · PUBLISHED · UPDATED · SOURCES CHECKED OCT 15, 2026
Before a project reaches estimators, owners and developers decide whether a site pencils out. We read four vendors' own pages on Oct 14 and 15, 2026 that target that stage. Desk research, not tested.
Software versus service
TestFit sells software: an editable AI-generated site plan with parcel mapping, parking, massing, a synced pro forma and earthwork takeoffs. Davis AI says it does not sell software; it delivers feasibility studies, regulatory and investment analysis, unit-mix optimization and floorplans, pairing AI with architect judgment, in days rather than months (vendor claim).
Entitlement and city review
Anori, spun out of X, describes a generative AI platform connecting developers, cities, architects, investors and underwriters, so cities can evaluate proposals with clearer feasibility and impact. Its site invites update sign-ups and partner inquiries rather than describing a self-serve product. For permit-stage tools, see our permitting roundup.
Land development after acquisition
TraceAir covers homebuilders and land developers from acquisition to vertical construction: a Lot Yield Estimator, LiDAR scans, earthwork cut/fill, stormwater reports, lot grade verification and 360 interior scans, plus licensed surveys in select states. It says 18 of the top 20 U.S. builders use it (vendor claim).
Pricing
TestFit publishes prices: Parking Solver $195 per month and Site Solver from $15,000 per year. TraceAir says pricing varies by acreage, service frequency and site conditions. Davis AI and Anori publish no pricing.
What to ask before a pilot
These are our suggestions, not findings. Give each tool a parcel you have already underwritten and compare yield, unit mix and cost assumptions against your own. Ask which zoning sources are used and how often they are updated, and who signs off on regulatory conclusions.
Takeaways
- TestFit is self-serve software; Davis AI is an AI-plus-architect service; Anori is an early platform aimed at developers and cities together; TraceAir covers land development in the field.
- Only TestFit publishes dollar prices.
- Speed and adoption figures are vendor claims.
