PLAN0 vs MeltPlan

Two AI-first precon tools that read drawings and produce takeoffs and cost information, but for different buyers. PLAN0 turns uploaded architectural plans into a takeoff, a 3D model and a cost estimate, with value engineering, what-if re-estimates and material cost forecasts, and pitches developers, investors and general contractors. MeltPlan is a precon platform for general contractors covering document review, estimator-reviewed quantity takeoff, bid scoping and leveling and code research, with a For Developers page and owner/developer on its quote form. Vendor pages read Oct 22, 2026; desk research, not tested, no winner.

What it doesConstruction cost intelligence: upload architectural drawings and PLAN0 parses the sheets, runs floor plan and elevation takeoff, builds a 3D model and produces a cost estimate. The homepage (read Oct 18, 2026, which walks through a simulated demo) also shows value engineering suggestions, what-if questions in plain language that trigger a re-estimate, and material cost forecasts (a historical cost index with a 24-month AI forecast). Its YC profile says it analyzes plans with vision models, aggregates historical and real-time project data through industry partnerships for ML-driven analytics, and is building an agentic layer for cost optimization. Vendor claims, not verified: start to finish in 30 minutes instead of two weeks (homepage), and $30B of projects running through the platform (YC profile). Dollar figures on the homepage belong to a simulated demo project and are not market data. Y Combinator batch: Spring 2026 (YC company profile). Re-read Oct 19, 2026: unchanged (same simulated demo walk-through and 30-minutes-instead-of-two-weeks claim). Re-checked Oct 20, 2026: unchanged (same simulated demo walk-through, value engineering and what-if re-estimates, and the 30-minutes-instead-of-two-weeks claim). Also on Oct 20, 2026: the YC profile says $30B of projects run through the platform while its YC launch post says $20B (vendor figures that do not match; neither is used here), and the profile lists it as founded in 2026 with a team of 4. Re-checked Oct 22, 2026: unchanged (same simulated demo walk-through, value engineering and what-if re-estimates; the 30-minutes-instead-of-two-weeks line remains a vendor claim).AI-first preconstruction platform for GCs, from concept to GMP: document review, quantity takeoff, scope sheets, bid leveling and code research. Products are Melt Bid (scoping, tabulation and leveling into your own bid tally template, in a web app or Excel plugin, with every value linked to its source proposal), Melt Review (document review and precon reports on hidden costs), Melt Takeoff (AI quantities reviewed by experienced estimators) and Melt Code; its FAQ also names Melt Schedule. It names integrations with Google Workspace, Microsoft 365, SharePoint, Box and BuildingConnected, and says customer data is never used to train models. Vendor claims 10x precon output and 95%+ accuracy (vendor claims). Re-checked Oct 19, 2026: unchanged in substance. The site adds a For Developers solution page and lists cost benchmarks among its workflows; its FAQ says Melt Bid reads sub proposals as PDFs, Word files, Excel sheets or emails, most teams start with Melt Bid or Melt Review, and it covers commercial, healthcare, residential and industrial work. On data, it says bid data and cost history are never used to train its or third-party models (stated as contractually guaranteed), each organization's data is isolated and encrypted, and a customer that leaves gets a full export and written confirmation that everything, backups included, was deleted (vendor statements). Customer quotes with hours-saved figures are vendor-published and not used here. Re-checked Oct 21, 2026: the navigation lists Melt Bid, Melt Review, Melt Takeoff and Melt Code; the data statements above are unchanged. Re-checked Oct 22, 2026: homepage unchanged in substance (Melt Bid, Melt Review, Melt Takeoff and Melt Code in the product list, Melt Schedule in the FAQ; quantity takeoffs reviewed by estimators; the same data isolation, no-training and export-on-exit statements). The 10x, 95%+ accuracy and hours-saved lines and customer quotes remain vendor material and are not used.

Pricing (as publicly stated)No public prices found (checked Oct 18, 2026): plan0.ai/pricing shows the homepage and the call to action is "Book a Demo". Confirm with PLAN0. Re-checked Oct 19 and Oct 20, 2026: unchanged (plan0.ai/pricing still shows the homepage; Book a Demo). Re-checked Oct 22, 2026: unchanged (plan0.ai/pricing still shows the homepage; Book a Demo).Custom quote / no public prices on pricing page (re-checked Oct 17, 2026). The page says MeltPlan prices on the square footage run through the platform, with a per-square-foot rate that drops at set volume tiers, unlimited users, projects and storage, dedicated onboarding, and bundle pricing across product lines; no rates are shown. Re-checked Oct 19, 2026: still no rates; the FAQ says usage is the square footage of everything you pursue and win, tracked automatically from uploaded plans and specs, with the rate set on actual volume each billing period. Re-checked Oct 21, 2026: still no rates; the page still prices on square footage pursued and won, with unlimited users, projects and storage and dedicated onboarding, and says the rate drops with more volume and with more MeltPlan workflows. Re-checked Oct 22, 2026: still no rates. The quote form now asks for company type (general contractor, specialty contractor, owner/developer, government or architecture firm) and annual construction volume in bands from $0-5M to $100M+; pricing is still on square footage pursued and won, with unlimited seats, projects and storage.

Where the vendor descriptions differ

  • Starting point: PLAN0 starts from architectural drawings: it parses sheets, runs floor plan and elevation takeoff, builds a 3D model and produces an estimate, then answers plain-language what-if questions by re-estimating. MeltPlan starts from the whole bid set: plans, specs and subcontractor proposals, with separate products for document review (Melt Review), takeoff (Melt Takeoff), scoping and bid leveling (Melt Bid), code research (Melt Code) and, per its FAQ, scheduling (Melt Schedule).
  • Human review: MeltPlan says its quantities are reviewed and adjusted by experienced estimators before delivery. The PLAN0 homepage describes an automated flow from upload to estimate and does not describe a human review step.
  • Cost data: PLAN0 shows a historical cost index with a 24-month AI material cost forecast, and its YC profile says it aggregates historical and real-time project data through industry partnerships. MeltPlan says each customer's GMPs and bid tallies feed that customer's own cost data over time, and that bid data and cost history are never used to train its or third-party models.
  • Who it is for: PLAN0 names real estate developers, investors and general contractors (preliminary estimates, value engineering, cost forecasting, independent cost checks). MeltPlan is built for general contractor precon teams; its quote form also lists specialty contractors, owners/developers, government and architecture firms.
  • Pricing (checked Oct 22, 2026): neither publishes rates. PLAN0's pricing address shows the homepage and the call to action is Book a Demo. MeltPlan prices on the square footage pursued and won through the platform, with a per-square-foot rate that drops at volume tiers and with more products, unlimited seats, projects and storage, and a custom quote.
  • Maturity: PLAN0 is a Y Combinator Spring 2026 company; its YC profile lists it as founded in 2026. MeltPlan lists named products, integrations (Google Workspace, Microsoft 365, SharePoint, Box and BuildingConnected) and a published service agreement.
  • AI tags: both are tagged AI-first.
  • Not used here: PLAN0's 30-minutes-instead-of-two-weeks line and the project-value figures on its YC pages, the dollar figures in its simulated homepage demo, and MeltPlan's 10x, 95%+ accuracy and hours-saved lines and customer quotes (vendor material). Neither tool has been tested by Means & Methods Lab.

Good or bad, an honest review from an estimator, PM or super helps the next team more than another vendor demo. You post under a handle; your email is never shown.

Questions to ask in your review

  • How close each estimate lands to a priced bid on the same drawings
  • What MeltPlan's per-square-foot rate is at your volume
  • What PLAN0 costs and whether it is sold per project or by subscription
  • Whether PLAN0 handles civil, MEP or specs as well as architectural sheets
  • What did you use it for, on what kind of work and project size?
  • How long did setup and training take, and who on your team did it?
