Aareas vs Higharc
Two ways for home builders to let buyers choose options in 3D: a configurator and visualization suite added on top of existing plans and systems, and a design-to-construction platform where plan changes also drive estimates and construction documents. Desk research from vendor pages read Oct 25, 2026; not tested, no winner.
In short: Aareas (Virtual design center and 3D home configurator with an AI design assistant (AIDA, coming soon); no public prices (quote / sales)) vs Higharc (Homebuilding design AI; no public prices (quote / sales)). Facts last checked Oct 25, 2026. No winner declared; not tested.

| AI role (our label) | AI features added to established product | AI-first |
| What it does | Digital home sales, options and 3D visualization software for home builders, manufacturers and developers across production, custom and manufactured housing; the vendor says it has served the industry since 1991 and is based in Toronto (pages read Oct 18, 2026). Products include a Virtual Design Center (Pro, Packages, Play and Virtual Reality versions) where buyers pick finishes in photorealistic 3D, a home configurator, product configurators and visualizers, interactive community and lot maps, 3D architectural renderings and builder websites. The homepage says it renders material combinations live from the active catalog rather than pre-rendering images, so a changed or discontinued finish shows everywhere once saved. Its AI Design Assistant, AIDA, is marked Coming Soon: Aareas says it will run inside the Virtual Design Center, take plain-language requests or an uploaded inspiration image, map them only to the builder's own catalog options, suggest compatible options and upgrades with their pricing impact, and work for buyers on their own or with a design consultant; the FAQ says it can be activated within an existing VDC Pro or VDC Play setup. Savings and upgrade-revenue figures on the site are vendor claims or testimonials and are not used here. Re-read Oct 19, 2026: AIDA is still marked Coming Soon. Re-checked Oct 20, 2026: AIDA is still marked Coming Soon; its page describes it working inside the Virtual Design Center for builders, manufacturers, marketing agencies, and designers and architects, and the homepage also lists iRenderings, a Virtual Scale Model, a Virtual Site Plan, a 247 Sales Center (pricing, availability and leads) and a Virtual Purchase Wizard for online reservation and contracting. Re-checked Oct 22, 2026: homepage and AIDA page unchanged in substance (AIDA still marked Coming Soon, built into the Virtual Design Center, limited to the builder's own catalog and activatable within an existing VDC Pro or VDC Play setup; the Virtual Scale Model, Virtual Site Plan, 247 Sales Center and Virtual Purchase Wizard still listed). The AIDA FAQ's statement that out-of-catalog suggestions cannot happen is a vendor claim, and the model-home savings figures and testimonials are still not used. Re-checked Oct 23, 2026: homepage and AIDA page unchanged in substance (AIDA still marked Coming Soon, built into the Virtual Design Center and limited to the builder's own catalog). Savings figures and testimonials are not used. Re-checked Oct 25, 2026: homepage, AIDA page and Home Configurator page unchanged in substance (AIDA still marked Coming Soon and limited to the builder's own catalog; the configurator FAQ says it connects via API to ERP, CRM and builder management platforms). Savings figures, percentages and testimonials are not used. | "Homebuilding AI" platform for builders that turns each plan change into lot-specific estimates, permit-ready documents and 3D sales visuals. Builders design homes from scratch or configure market-proven plans, then produce lot-specific estimates, permit-ready construction documents, and 3D sales visuals from each plan change and buyer selection. The product menu lists Higharc Enterprise (a complete design-to-construction platform), Studio, Config, Showroom, Estimate, Build, Photoreal and Ready to Build (market-proven home designs, estimating and 3D selling), plus AI Estimating for building-material distributors. Re-read Oct 18, 2026: the Studio page describes AI-native generative plan design and spatial AI that turn each building block into an element controlled by custom business rules (codes, materials, product selections), with options, elevations and configurations held in one live home model so 2D plans, BIM and downstream workflows update together. Live Plans (Build page) generates community master plans, option sheets, trade-by-trade bid sets and lot-specific construction documents from that model. AI Estimating turns 2D plan sets into material takeoffs and quantity estimates that suppliers review and adjust, and a Higharc resource says its estimating uses a human-in-the-loop workflow and structured building data. The How it Works page says the platform is 100% web-based on AWS. Homepage margin, cycle-time and ROI figures are vendor claims and are not used here. Re-read Oct 19, 2026: homepage unchanged in substance. Re-checked Oct 21, 2026: homepage unchanged in substance (homebuilding AI for design to construction; lot-specific estimates, construction documents and marketing assets from each plan change); a banner promotes a three-part "Become an AI-ready builder" series starting Nov 5. Margin, cycle-time, ROI and conversion figures are vendor claims and are not used. Re-checked Oct 23, 2026: homepage unchanged in substance (the AI-ready builder series, Ready to Build and AI Estimating for distributors as already noted). Re-checked Oct 24, 2026: homepage unchanged in substance (homebuilding AI for design to construction; Studio, Config, Showroom, Estimate, Build and Photoreal; Ready to Build and AI Estimating for distributors; the Become an AI-ready builder series starting Nov 5). Margin, cycle-time, ROI and permit figures and customer quotes are vendor content and are not used. Re-checked Oct 25, 2026 (homepage, Config, Showroom and How it Works pages): unchanged in substance. The Showroom page says Showroom is included in Higharc Enterprise and Higharc Ready to Build and captures each lead with the selected plan, options and ERP-integrated pricing; Config manages which plans, elevations, options, standards and pricing apply to each community. Margin, ROI, permit and revenue figures and customer quotes are vendor content and not used. |

Where the vendor descriptions differ
- Scope: Aareas sells a 3D home configurator, exterior and floor visualizers, interactive site maps and lot maps, renderings, kiosks, a sales platform and online reservation and contracting, for production, custom and manufactured housing. Higharc describes one cloud platform to design, sell, estimate and build homes, with Config managing which plans, elevations, options, standards and pricing apply to each community.
- Buyer selling: Aareas' configurator shows only buildable options, updates pricing automatically and pushes selections into the builder's production system; its FAQ says it connects by API to ERP, CRM and builder management platforms. Higharc Showroom lets buyers explore plans, elevations, palettes and options in real-time 3D on the builder's website and captures each lead with the chosen plan, options and ERP-integrated pricing; the page says Showroom is included in Higharc Enterprise and Higharc Ready to Build.
- Downstream: Higharc says each plan change and buyer selection produces lot-specific estimates, construction documents and marketing assets, and that Config makes permit-ready construction documents available once a contract is signed. The Aareas pages read describe data flowing to other systems rather than producing construction documents itself.
- AI layer: Aareas' AIDA design assistant guides buyers through selections in plain language and maps an uploaded image to the builder's own catalog; it is still marked Coming Soon. Higharc describes generative design for drafting and calls itself homebuilding AI. Vendor descriptions, not tested.
- Pricing: neither publishes prices. Aareas' /pricing and Higharc's /pricing both return not-found pages; both offer demos.
- Not used here: savings, margin, ROI, permit-time and revenue figures, buyer-completion percentages, award claims and customer quotes on both sites.

Questions to ask in your review
- What each costs per community or per home
- Whether Aareas can work from plans drawn in Higharc, or Higharc's visuals can feed another configurator
- How long it takes to load an existing plan library and option catalog into each
- What did you use it for, on what kind of work and project size?
- How long did setup and training take, and who on your team did it?
- What does it cost you in practice, compared with what the sales call said?
