AI in home builder sales and design centers in 2026: Higharc, Cornerstone PM, Aareas and ResVR

For production and custom home builders, AI is reaching the part of the business between the sales office and the design center: the plans and options a buyer sees, the 3D tour, and the finish selections that turn into purchase orders. The four vendors we read put it in different places. Higharc puts it in the home model itself; Cornerstone PM puts an AI agent inside its design center that drafts whole-home selections; Aareas and ResVR put an assistant in front of the buyer inside a 3D configurator. We read vendor pages on Oct 18, 2026. Desk research, not tested, no winner; vendor statements are labeled as vendor claims, and the savings and upgrade-revenue figures on these sites are not used.

DESK RESEARCH, NOT TESTED. Figures come from the sources listed below. Vendor and company statements are claims and are not verified by Means & Methods Lab.

AI in the home model: generative plans that feed sales visuals

Higharc describes AI-native generative plan design and spatial AI in its Studio product: options, elevations and configurations live in one home model governed by the builder's rules for codes, materials and product selections, and that model drives 2D plans, BIM, trade bid sets, lot-specific construction documents and 3D sales visuals (Showroom, Config, Photoreal). The point for sales is that a buyer's option change and the construction set come from the same source. Higharc also sells AI Estimating to building-material suppliers, which turns plan sets into takeoffs that suppliers review.

AI in the design center: an agent that drafts the selections

Cornerstone PM, a home builder construction management platform in beta, lists StyleSmith AI: a design or sales user names a home and one of 10 style themes and the agent composes a whole-home selection set (flooring, tile, cabinets, counters, plumbing, lighting, hardware) from the builder's own catalog at its retail prices. The vendor describes the guardrails a design manager would want to check: the home's included spec level is a floor, an optional ceiling (for example Upgrade II) is held, a slot with no fitting product is reported as a gap rather than filled from a higher tier, and the set is written into selections only on command, without overwriting approved or locked selections, touching structural options or auto-approving. A buyer style quiz that feeds it is in early access. The design center around it handles spec levels, structural options, per-room allowances that roll overages into change orders, and a pricing-free Trade Copy for trades.

AI in front of the buyer: assistants inside 3D configurators

Aareas, which says it has made virtual design centers since 1991, lists AIDA as coming soon. It says AIDA will take a buyer's plain-language request or inspiration image, map it only to the builder's catalog options, suggest compatible options and upgrades with their pricing impact, and work for buyers alone or with a design consultant, inside its existing Virtual Design Center. ResVR, a cloud virtual showhome for every plan, option, elevation and finish, lists a guided configurator with its Tailor AI assistant to help buyers explore options and get answers with the sales team; its pages do not say more about how Tailor AI works.

Both vendors stress that suggestions come from the builder's real catalog. That is the claim to test: ask what happens when a buyer asks for something you do not offer in that community, or when an option was discontinued last week.

Pricing snapshot (vendor pages read Oct 18, 2026)

Higharc: no public prices; Book a demo, /pricing returns not found.

Cornerstone PM: Starter $149, Builder $299 (adds sales pipeline and design center), Pro $499 (adds Foreman AI, Blueprint AI, Bid Import AI) and Pro+ $599 a month (adds StyleSmith AI, MCP server and API); Enterprise $500 per division a month for the first 5; AI features have monthly usage limits; a free two-year beta is offered to the first 100 builders.

Aareas: no public prices; Schedule Your Free Demo; AIDA has no listed price.

ResVR: Pilot $4,000 per model (floor plan) a month with a 6-month minimum, then month to month; Enterprise custom with a 12-month term.

These are on different bases (per company plan, per floor plan, by quote), so they are not like-for-like.

Questions to ask before AI touches selections

These are our suggestions, not findings. Does the AI only offer options that are active, priced and allowed in this community and spec level today? Who approves an AI-drafted selection set before it becomes a change order or a purchase order? What does the buyer see about price while the assistant suggests upgrades, and is that price the same one your contract will show? Can you read the conversation a buyer had with the assistant before the design appointment? If you already run a 3D configurator and a separate options system, which one is the source of truth, and how often do they sync?

Takeaways

  • Higharc puts AI in a single home model that drives plans, construction documents and 3D sales visuals; it is quote-only.
  • Cornerstone PM's StyleSmith AI drafts whole-home finish selections from the builder's catalog within spec limits and writes them only on command; plans are published, from $149 a month, with StyleSmith on Pro+ ($599).
  • Aareas's AIDA (coming soon) and ResVR's Tailor AI put a buyer-facing assistant inside a 3D configurator; Aareas is quote-only, ResVR lists $4,000 per model a month with a 6-month minimum.
  • Every vendor says its AI only uses the builder's real catalog; test that against discontinued and community-restricted options before buyers see it.

Questions and answers

From the desk research above (vendor pages read Oct 18, 2026). Vendor statements are claims, not tested.

How is AI used in home builder sales and design centers?

In three places, on the vendor pages we read on Oct 18, 2026: in the home model itself (Higharc's generative plan design, where one model drives plans, construction documents and 3D sales visuals), in the design center (Cornerstone PM's StyleSmith AI drafts whole-home finish selections from the builder's catalog) and in front of the buyer inside a 3D configurator (Aareas's AIDA, listed as coming soon, and ResVR's Tailor AI). These are vendor descriptions; we have not tested them.

What does Cornerstone PM's StyleSmith AI do?

Cornerstone PM says a design or sales user names a home and one of 10 style themes, and StyleSmith AI composes a whole-home selection set from the builder's own catalog at its retail prices. The vendor says the included spec level is a floor, an optional ceiling is held, a slot with no fitting product is reported as a gap, and the set is written into selections only on command, without overwriting approved or locked selections or auto-approving.

Which home builder configurators have a buyer-facing AI assistant?

Aareas lists AIDA as coming soon: it says AIDA will map a buyer's plain-language request or inspiration image only to the builder's catalog options and suggest compatible options and upgrades with their pricing impact. ResVR lists a guided configurator with its Tailor AI assistant to help buyers explore options and get answers with the sales team; its pages do not say more about how Tailor AI works.

How much does home builder sales and design center software cost?

From the pages we read on Oct 18, 2026: Higharc is quote-only; Cornerstone PM lists Starter $149, Builder $299, Pro $499 and Pro+ $599 a month, with StyleSmith AI on Pro+; Aareas is quote-only and AIDA has no listed price; ResVR lists a Pilot at $4,000 per model (floor plan) a month with a 6-month minimum. These prices are on different bases, so they are not like-for-like.

Will an AI assistant suggest options a builder does not offer?

Every vendor we read says its AI only uses the builder's real catalog, and Cornerstone PM says an unfilled slot is reported as a gap rather than filled from a higher tier. We have not tested that. Our suggestion: before buyers see it, try requests for discontinued options and for options not allowed in that community or spec level.
