How construction AI vendors price their tools (2026): per user, per camera, per project, credits and construction volume

ROUNDUP · PUBLISHED · UPDATED · SOURCES CHECKED OCT 16, 2026

Construction AI is not sold one way. Across the 290 tools in our directory, the recorded pricing notes show vendors charging per user, per camera, per project, per credit, by construction volume, by square foot, and as flat annual plans, often mixing two of these in one price list. As of Oct 16, 2026 (after a same-day re-check of entries we had only checked on the vendor homepage) our pricing index counted 65 vendors that publish at least some prices, 212 with no public prices, 10 with a free option but no paid figures, and 3 we could not settle. This roundup groups the billing bases we have recorded, using only figures already on our tool pages (each vendor-listed, with the date we read it). It is desk research, not a test, and not a ranking: prices on different bases are not comparable line by line.

DESK RESEARCH, NOT TESTED. Figures come from the sources listed below. Vendor and company statements are claims and are not verified by Means & Methods Lab.

Read this first: the same dollar figure can mean different things

A $99 figure can be per user per month, per project per month, per camera, or a whole-firm plan with a seat cap, and many lists add minimums, contract terms, AI usage allowances or hardware that is priced separately. Every figure below is the vendor's own listed price on the date shown on its tool page; vendors change these often, so check the current page and get a written quote before relying on any of them.

For the full list, by area, of which vendors publish prices and which are quote-only, see the pricing index. Labels there come from the same recorded pricing notes.

Per user or per seat

The most common published basis. Togal.AI lists its Growth plan at $299 per user per month, billed yearly, with a custom Business plan for teams of 4+ users. Kreo lists Lite at $35 and Plus at $70 per user per month (both listed as without AI-powered tools) and Pro at $175 per user per month with AI tools, billed annually. Bluebeam Max is listed at $590 per user per year, described as an introductory price locked through the 2027 renewal.

In the field, Fieldwire lists Basic at $0 and Pro, Business and Business Plus at $39, $64 and $89 per user per month billed annually; Raken lists Basic at $23 and Performance at $59 per user per month, billed annually, with a 3-user minimum. MaintainX, on the facilities side, lists Essential at $20 per user per month billed annually ($25 monthly) with a free Basic plan.

Several vendors combine a base fee with per-user pricing. ClockShark lists Standard at $42 per month plus $9.50 per user per month, and Pro at $63 per month plus $11.50 per user per month, on a 3-year term. Knowify lists Core (1 user included) and Advanced (10 users included) plans, with each additional user at $29 per month; CompanyCam lists plan prices plus additional users at $29 (annual) or $34 (monthly).

Per camera or per connected device

Camera and sensor products tend to price per unit. TrueLook lists per-camera subscriptions from $129 to $599 per month month-to-month, with lower prepaid rates and hardware separate. Evercam lists SiteCommand Essential at $395 and Pro at $595 per camera per month on a calculator page it labels a preliminary estimate. Our jobsite camera pricing roundup covers both in more detail.

Others describe a per-unit basis without publishing figures: Intenseye describes one annual subscription per connected camera; Trackunit says the price per connected asset falls as fleet connectivity grows, with plans quoted; Cat VisionLink is described as a subscription per machine set up through a Cat dealer.

Per project

Some document and field tools charge by the project rather than the seat. Provision says its pricing is per project, not per seat, listing Chat Agent from $50 per project, Risk Review from $100 per project and Scope Agent from $500 per project. Station 1 lists $99 per project reported on each month with a 5-project monthly minimum ($495). SuperConstruct lists $299 per project per month for general contractors, owners, developers and public agencies, and $299 per month for up to 5 projects for subcontractors.

SmartPM sits between per-project and flat pricing: annual plans with unlimited users, Essentials at $12K per year for up to 50 projects and Controls at $25K per year.

Credits and metered AI usage

A growing set of AI-first vendors meter the AI itself. Exayard lists per-user plans that include AI credits (Starter $99 per user per month with $100 of AI credits; Professional $249 with $250). Shovels defines a credit as one record retrieved, with Basic at $599 per month for 25,000 credits. AsBuilt lists monthly plans by AI credit allowance (Starter $29 for 500 credits; Professional $99 for 2,000), and Datagrid lists Pro at $90 per month with 1,000 credits.

InspectMind prices per check: $1 per drawing sheet and $0.25 per spec page, plus $0.25 per sheet per code check, rounded up to file tiers. Procore AI publishes no prices, but describes its Digital Coworker Pro and Enterprise tiers as credit usage-based, with credits consumed at data ingest and when agents perform tasks.

Construction volume, contract value or company size

Platform vendors aimed at general contractors often price by how much construction the customer does. Outbuild lists a starting price of $999 per month, billed annually, scaled by the company's annual construction volume rather than by user or project. Trunk Tools, OpenSpace and Procore Pay describe pricing based on construction volume (Procore says an upfront annual fee by product based on Annual Construction Volume) without publishing figures.

Related bases: PLOT prices its Deliveries and Lead Times modules on contract value (its Logistics module is listed as free to use), and Adaptive describes a monthly base fee scaled to revenue band. These are quote-based, so the index lists them as no public prices.

Flat per firm, unlimited users

Some vendors publish one price for the firm. Marapone lists SpecChecker plans in Canadian dollars per month, flat per firm with seat caps (Crew $299 up to 3 seats, Pro $499 up to 5, Firm $1,199 up to 20). Nialli lists a single-plan subscription at $1,400 per year with unlimited users. SiteMarker describes four plans, each a flat annual fee with unlimited users, but by request only. Tread lists annual subscriptions priced by load volume, starting at $1,250 per month on a 1-year term for trucking companies and brokers delivering under 30,000 loads.

Area, spaces, trade and hardware

Reality capture and takeoff services sometimes price by what is measured. MeltPlan says it prices on the square footage run through the platform (quote only); TraceAir says pricing varies by acreage, service frequency and site conditions. Matterport lists Professional plans by number of active spaces, from $90 per month for 10 spaces. Beam AI lists annual licenses, starting at $8K per trade for its do-it-yourself construction plans product.

Robotics adds hardware: Civ Robotics lists CivDot purchase from $60,000, CivDot Mini at $40,000 and CivNav rental at $3,000 per month.

Free sides and free tiers

Marketplace-style products often make one side free. Field Materials says it is free for vendors while contractors pay a quoted subscription; Constrafor says prequalification is free for subcontractors; PlanHub lists a free profile for subcontractors to receive invitations, with paid Premier plans from $1,999 per year by bid radius.

Other vendors publish a free plan and keep paid plans behind sales: ClearStory's Basic plan is free for all stakeholders, Dalux Field Basic is listed as free, and Nyfty.ai describes a free tier of 300 SMS messages per month with custom paid plans billed by the foremen and workers who interact by SMS each day.

Questions to ask whatever the basis

Our suggestions, not vendor claims: Which plan includes the AI features you would use, and are they metered? What counts as a user, project, camera or credit, and what happens when you go over? Is there a minimum (users, projects, term) or an annual commitment? Are hardware, onboarding, integrations or storage priced separately? How does the price change when your construction volume or headcount changes?
