What it doesAutonomous and generative AI for buildings (now a Trane Technologies company) for HVAC energy optimization, troubleshooting and a cloud BMS. Products: AI Control (autonomous HVAC energy optimization), ARIA (AI building engineer for fault troubleshooting, setpoint/schedule tasks, predictive maintenance prioritization and conversational insights; uses Amazon Bedrock; requires AI HVAC Optimization installed first), and a cloud Building Management System for portfolio control. Vendor describes cutting HVAC energy use and emissions; customer quotes cite cost and comfort gains (customer claims, not verified). SOC 2 certified per ARIA FAQ; building data described as closed-loop / not used outside the customer's purposes. Re-checked Oct 19, 2026: unchanged in substance (AI Control, ARIA on Amazon Bedrock with SOC 2, cloud BMS; BrainBox AI, a Trane Technologies company). Re-checked Oct 20, 2026: unchanged in substance (ARIA, AI Control and the cloud BMS; ARIA still on Amazon Bedrock with SOC 2 and AI HVAC Optimization as a prerequisite; BrainBox AI, a Trane Technologies company). Re-checked Oct 22, 2026: unchanged in substance (AI HVAC optimization, ARIA on Amazon Bedrock with SOC 2 and AI HVAC Optimization as a prerequisite, cloud BMS; BrainBox AI, a Trane Technologies company). Homepage counters and customer case figures are vendor claims and not used. Re-checked Oct 24, 2026: unchanged in substance (ARIA, AI Control and the cloud BMS; ARIA still on Amazon Bedrock with SOC 2 and AI HVAC Optimization as a prerequisite; BrainBox AI, a Trane Technologies company). Homepage counters, case studies and customer quotes are vendor content and not used. Re-checked Oct 26, 2026: homepage and ARIA page unchanged in substance (ARIA, AI Control and the cloud BMS; ARIA on Amazon Bedrock with SOC 2, a closed-loop data approach and AI HVAC Optimization as a prerequisite; BrainBox AI, a Trane Technologies company). Homepage counters, case studies and customer quotes are vendor content and not used.Connected operations and CMMS platform for facility management, with work orders, maintenance, assets, energy monitoring and Atom AI agents. It covers work orders and service requests, preventive maintenance, asset lifecycle, inspections, inventory and procurement, vendor and tenant portals, plus Connected Buildings (energy monitoring, cloud optimization, fault detection and diagnostics) and Connected Refrigeration. Atom Suite is a set of AI agents inside the platform that the vendor says automate service operations, invoice verification and FM decision-making. Vendor cites figures such as 80% less manual data entry and <24-hour average work-order resolution (vendor claims, not verified). Re-checked Oct 19, 2026: unchanged in substance (Atom Suite of AI agents for service operations, invoice verification and FM decisions; 80% and under-24-hour figures are vendor claims). Re-checked Oct 21, 2026: the homepage now calls Facilio an agentic AI platform for facilities management and names the Atom agents: service intake, service dispatch, vendor coordination, invoice processing, building compliance, procurement and sourcing, reporting, and alarm and fault triage. It also lists Mira, a helpdesk AI for service request intake, routing, dispatch coordination and emergency escalation across calls, chat, WhatsApp and email; IoT Edge software for BMS integration and equipment telemetry; and Facilio Studio, where its engineers build custom agents and apps. The page's one billion+ square feet, 80% of calls handled by AI and 4x faster dispatch figures are vendor claims, not verified. Re-read Oct 22, 2026: the homepage lists the Atom suite of AI agents (workflow, building-data and custom agents, including service intake, alarm and fault triage, and procurement and sourcing agents), connected CMMS, buildings and refrigeration apps, IoT Edge software for BMS and equipment telemetry, and Facilio Studio for custom agents; the FAQ names connectors for Planon, Archibus and Maximo and says the first module usually takes 4 to 6 weeks to implement. Re-checked Oct 24, 2026: homepage unchanged in substance (Atom suite of workflow, building-data and custom agents; Mira helpdesk AI; connected CMMS, buildings and refrigeration apps; IoT Edge software; Facilio Studio; 4 to 6 weeks for the first module; connectors for Planon, Archibus and Maximo). The page now also has a security section (role-based permissions, approval checkpoints and limits, audit trails, regional hosting), names IBM Maximo, Yardi and Siemens among integrations, and its FAQ cites ISO 27001 and GDPR with encryption at rest and in transit (vendor statements). Square-footage, call-handling, dispatch-speed and workload figures are vendor claims and not used. Re-checked Oct 26, 2026: homepage unchanged in substance (Atom agentic AI suite, Mira helpdesk AI, Connected CMMS, Connected Buildings and Connected Refrigeration). Vendor figures are still not used.

Where the vendor descriptions differ

  • Starting point: BrainBox AI says its solutions autonomously optimize a building's equipment and operational processes, issuing AI-generated daily temperature predictions and unique daily HVAC optimization commands. Facilio calls itself an agentic AI platform for facilities management, with AI agents that automate work from service requests and reporting to invoice verification and asset life cycle management.
  • AI assistants: BrainBox AI says ARIA pinpoints issues and root causes, prioritizes repairs and alarms, adjusts HVAC schedules and setpoints on request, pulls from live dashboards and plots equipment data; it uses Amazon Bedrock with Lambda, Fargate and Athena, and BrainBox AI's HVAC optimization product is a prerequisite. Facilio's Atom suite lists workflow agents, building data agents and custom agents, and its Mira helpdesk AI handles service request intake, routing, dispatch coordination and emergency escalation across calls, chat, WhatsApp and email.
  • Maintenance and work orders: Facilio's plans cover work order and service request management, preventive maintenance scheduling, mobile access for field teams, inspections and compliance rounds, inventory and spare parts, procurement, tenant portals, and vendor management and RFQs. BrainBox AI's pages describe fault troubleshooting and maintenance prioritization through ARIA and do not describe a work order system.
  • Building data: BrainBox AI offers a cloud BMS for portfolio control and says ARIA draws on data from RTUs, thermostats, chillers, boilers and meters, plus grid insights, weather forecasts and utility tariffs. Facilio lists IoT Edge software for BMS integration and equipment telemetry, energy monitoring and benchmarking, fault detection and diagnostics, refrigeration energy optimization, and out-of-the-box connectors for Planon, Archibus and Maximo.
  • Security (vendor statements): BrainBox AI says it is SOC 2 certified and that ARIA runs on a closed-loop system, with building data used only for the customer's own operations. Facilio's Enterprise plan lists SSO and enterprise security controls and compliance and audit controls.
  • AI: BrainBox AI is tagged AI-first. Facilio is tagged AI features added to established product (a CMMS and operations platform with AI agents added).
  • Pricing (checked Oct 28, 2026): neither publishes prices. BrainBox AI has no pricing page (/pricing returns not found) and offers Let's talk and Contact us. Facilio lists Standard, Essential and Enterprise plans, each Request a custom quote, tailored to portfolio size, users and deployment scope. See each tool page for detail.
  • Not like-for-like: BrainBox AI acts on HVAC equipment to manage energy use; Facilio runs maintenance and service operations across a portfolio. Neither vendor page we read says it replaces the other.
  • Not used here: BrainBox AI's model-speed figure, homepage counters, case-study savings and customer quotes, and Facilio's case studies and implementation-time and workload figures (vendor material). Neither tool has been tested by Means & Methods Lab.
