Steelray Delay Analyzer vs SmartPM
Two ways to get delay findings out of schedule updates: Steelray Delay Analyzer is desktop forensic software for P6 that names its method (AACE RP 29R-03 half-step); SmartPM is a cloud project-controls platform that lists windows analysis and delay metrics.

| What it does | Desktop delay-analysis software for Primavera P6 schedules. Vendor says it runs a fully automated half-step analysis using the Daily Progress Method, following AACE RP 29R-03 (MIP 3.4), on any number of XER update exports, and identifies and quantifies delays that moved the finish date, including concurrent and but-for delays. Outputs listed: an Overview Report splitting delays and accelerations into progress-related changes and schedule revisions per period, Period Detail Reports naming the activities that drove impact, longest-path change analysis, a contemporaneous critical path for each window, a progress-only schedule export, near-critical thresholds, an Excel export, and a 3D Gantt where you drag the data date. Vendor says it is chosen by delay experts and expert witnesses in claims disputes (vendor claim). Steelray also sells Project Analyzer (MS Project quality), Analyzer for P6 (Steelray and DCMA checks) and Project Viewer. The site does not describe AI. | Project controls and schedule analytics platform that connects to existing CPM scheduling software and runs what the vendor calls Automated Project Controls: schedule quality checks, progress against baselines, delay and compression metrics, and windows analysis (a customer quote says this went from weeks to minutes or hours; customer claim, not verified). Company, executive, and project dashboards plus a web-based Gantt. Procore integration is mentioned in a customer quote. The homepage does not describe the product as AI, so we tag it Not AI-first. |

Where the vendor descriptions differ
- Method named: Steelray says it runs a half-step analysis with the Daily Progress Method per AACE RP 29R-03 (MIP 3.4), including concurrent and but-for delays. SmartPM lists windows analysis, delay and compression metrics, and (on its Controls plan) time impact analysis; we did not record a named AACE method from SmartPM.
- Inputs: Steelray works on Primavera P6 XER update exports. SmartPM connects to existing CPM scheduling software.
- Outputs: Steelray lists per-period delay/acceleration reports split into progress and revisions, longest-path change analysis, contemporaneous critical paths and an Excel export. SmartPM lists schedule quality checks, baselines, dashboards and a web Gantt.
- Who: Steelray says delay experts and expert witnesses use it (vendor claim). SmartPM describes GCs, owners and developers in commercial construction.
- Pricing: Steelray $3,990 per user per year or $390 per user per month. SmartPM Essentials $12K per year for up to 50 projects; Controls $25K per year. Neither describes its delay analysis as AI.

What we can't tell you yet
Which tool is better for your work. That needs testing on the same package with a verified answer key. Planned measures for this comparison:
- Whether both produce the same delay days on the same set of updates
- How each treats out-of-sequence progress and calendar changes
- Whether either output has been accepted by a tribunal; we have not verified any
