Questions to ask before a design, site planning or engineering AI pilot
A checklist for a first conversation with a design-phase AI vendor. These are our suggestions, drawn from our design and engineering category hub and our design, site planning and engineering roundup. They are not findings: Means & Methods Lab has not tested any tool. Where a question mentions a vendor, it points to something that vendor publishes.
The questions (7)
Q01Which decision are you buying for: site feasibility, massing and program, MEP routing, or construction documents?
WHY IT MATTERS · TestFit and Autodesk Forma Site Design center on site layout and feasibility. Snaptrude and Arcol center on program, massing and early BIM. Augmenta generates electrical routing models. SWAPP produces architectural construction documents inside Revit and ArchiCAD.
WHAT TO ASK · Write the one decision or deliverable the pilot will measure before demos start.
Q02What quantities come out, and would your estimator trust them?
WHY IT MATTERS · TestFit lists automatic takeoffs for parking, infrastructure and earthwork including cut and fill. Forma Site Design lists pad volume and mass balance insights for early cost estimation. Higharc describes lot-specific estimates from each plan change.
WHAT TO ASK · Run a site you have already priced and compare the tool's quantities line by line with your own takeoff.
Q03Is the earthwork number a feasibility figure or a grading design?
WHY IT MATTERS · None of the tools in our roundup describes replacing a civil engineer's grading design; the earthwork features we read are early takeoffs and mass-balance insights.
WHAT TO ASK · Ask what surface and data the cut/fill uses (public terrain, survey, LiDAR) and what tolerance the vendor expects against a final grading model.
Q04What exports, and what has to be rebuilt?
WHY IT MATTERS · Forma sends proposals to Revit as a geolocated native model. Snaptrude lists .rvt export via a plugin. Arcol lists Revit export on paid plans only. TestFit lists Revit, AutoCAD, SketchUp, Excel and PDF exports.
WHAT TO ASK · Ask for the exported file from a live session and open it in your own Revit or Civil 3D template before the call ends.
Q05Where do zoning, parcel and site data come from, and for which regions?
WHY IT MATTERS · Arcol lists North American parcel and zoning data on paid plans. Forma says available data sources vary by country. Snaptrude lists AI research on regulations, zoning codes and site constraints.
WHAT TO ASK · Give them a parcel in your own municipality and ask which sources were used and when they were last updated.
Q06Who carries design responsibility for AI-generated layouts, routing or documents?
WHY IT MATTERS · Augmenta describes AI-generated, clash-free electrical models before coordination; SWAPP describes AI-produced CD sets that your team approves. Responsibility for those outputs is a contract question, not a software feature.
WHAT TO ASK · Ask how the vendor's terms describe responsibility, and who on your side stamps or approves the output.
Q07Is our design data used to train models or shared?
WHY IT MATTERS · SWAPP says native BIM files are not sent to third-party LLM providers and data is not used to train general models. Snaptrude says AI queries stay ring-fenced in your IP. Check each vendor's policy in writing.
WHAT TO ASK · Ask for the data-processing terms and whether client project models are retained after the pilot.
Bring to the demo
- One site or building you have already designed or priced, with its program and budget.
- Your own earthwork or quantity takeoff for that site.
- Your Revit and Civil 3D templates or firm standards.
- Zoning and parcel facts for a site in your own market.
- Your contract language on design responsibility and an IT contact for data questions.
