AI in facilities, building operations and CMMS in 2026: what owners and GCs should know

ROUNDUP · PUBLISHED · UPDATED · SOURCES CHECKED OCT 15, 2026

Construction ends; the building does not. Owners, facilities teams and GCs handing over assets are being pitched AI for digital twins, work orders, predictive maintenance and energy. We read vendor pages for building-ops and CMMS tools on Oct 15, 2026 and sorted them by job. Desk research, not tested. Vendor statements are labeled as vendor claims, and nothing here is a recommendation. For bridges, roads and heavy civil inspection capture, see our separate inspection roundup.

DESK RESEARCH, NOT TESTED. Figures come from the sources listed below. Vendor and company statements are claims and are not verified by Means & Methods Lab.

Why a contractor or owner should care at handover

This is our framing, not a vendor claim: as-builts, O&M manuals, asset tags and warranty dates often land in a different system than the CMMS that will run the building. When a GC or CM is still in the room at substantial completion, the useful questions are which asset fields transfer cleanly, who owns the digital twin after demobilization, and whether punch and defect data from the field tool connects to the owner's work-order system.

Several field tools in our directory already describe facilities handoff (for example PlanRadar lists handovers and facility maintenance). The products below are what owners and FM teams typically buy to run the asset after the trailer leaves.

Building operations and digital twin AI

Willow describes Operational AI that unifies sensors, HVAC and occupancy into a digital twin and knowledge graph, with cross-system fault detection, root-cause diagnostics, cost/energy/comfort/risk impact scores, Willow Copilot and Active Control for autonomous response. It cites 25% lower maintenance costs and 20% less downtime (vendor claims).

Metrikus is a building intelligence layer over systems you already own: 100+ integrations for occupancy, booking, IAQ and BMS, with AI plain-language insights and natural-language questions. It says it does not replace sensors or the BMS. Case claims include energy and lease-cost outcomes at named customers (vendor/customer claims).

Facilio's Connected Buildings add-on lists energy monitoring, cloud optimization, analytics and fault detection and diagnostics alongside its CMMS, so some portfolios get twin-like visibility and work orders in one vendor.

CMMS, work orders and predictive maintenance

MaintainX is an AI-powered CMMS/EAM (work orders, PM, parts, inspections, IoT) whose site says it joins Autodesk. AI features include troubleshooting from manuals and work history, summaries, natural-language analytics and anomaly detection; MaintainX Assist is on Enterprise. Published prices start at free Basic and Essential at $20/user/month billed annually.

UpKeep calls itself an AI-native CMMS and asset operations platform: Nova AI (custom apps, voice work orders, data cleanup), plus Safety, Learn and Edge sensors that can open work orders from temperature, vibration or runtime. Essential is $24/user/month; Premium $55/user/month.

Facilio positions a connected CMMS for FM portfolios (work orders, PM, assets, vendors, tenants) with Atom Suite AI agents for service operations, invoice verification and FM decisions. Brightly (now Siemens) remains a multi-product CMMS/EAM and capital-planning suite aimed at education, government and healthcare. We already compare MaintainX and Brightly separately.

Energy, HVAC and electrical optimization

BrainBox AI (a Trane Technologies company) sells AI Control for autonomous HVAC energy optimization, ARIA as an AI building engineer (faults, setpoints, predictive prioritization; Amazon Bedrock; requires the HVAC optimization product first), and a cloud BMS. Pricing is not listed.

Verdigris provides circuit-level electrical intelligence at 8 kHz sampling to catch degradation and validate capacity headroom. Its current focus is AI data centers and colocation; commercial and industrial buildings are described as served through partner EnergyHub360. A free rectifier health audit is listed as a starting option.

Energy claims on these pages are vendor or customer quotes; we have not measured savings.

Structural and facade lifecycle inspection (already in the directory)

Trendspek and ConeLabs turn drone or photo capture into 3D structural inspection records and AI findings for buildings and infrastructure. Citylogix, SewerAI and ITpipes cover roads and underground networks. Those products sit next to CMMS rather than replacing it: inspection findings still need a work order and a capital plan. Our bridge and heavy civil inspection roundup covers that capture-to-capital path in more detail.

Pricing

Published as of Oct 15, 2026: UpKeep Essential $24/user/month and Premium $55/user/month; MaintainX Basic free and Essential $20/user/month billed annually ($25 monthly). Facilio, Willow, BrainBox AI, Verdigris, Metrikus and Brightly do not list public prices (Facilio and Verdigris have quote or SKU pages).

Ask what is included in AI credits or Assist tiers, and whether requester or view-only seats are free.

What to ask before a pilot

These are our suggestions, not findings. Pick one building you already operate and one decision (mean time to repair, energy intensity, or backlog age). Ask how as-built and O&M data from construction imports, who can close a work order from a mobile device, and whether AI recommendations cite the sensor or document they came from. Our facilities AI pilot checklist goes into more detail.
