Construction QA/QC, punch lists and closeout software in 2026: where AI shows up

ROUNDUP · PUBLISHED · UPDATED · SOURCES CHECKED OCT 16, 2026

Inspections, punch lists, snags, NCRs and closeout packs are where quality becomes contractual. We re-read vendor pages for field QA/QC and punch tools on Oct 16, 2026 and sorted them by job: inspection & ITP control, punch/defect tracking, photo evidence, and handover. This is not our reality-capture progress roundup (Buildots, OpenSpace, Doxel and peers): those products measure percent complete from scans; the products below manage checklists, deficiencies and sign-off. Desk research, not tested. Vendor statements are labeled as claims.

DESK RESEARCH, NOT TESTED. Figures come from the sources listed below. Vendor and company statements are claims and are not verified by Means & Methods Lab.

QA/QC is not the same as progress AI

This is our framing, not a vendor claim: a progress AI answers how much of the planned work is in place; a QA/QC or punch tool answers whether the work meets the specified checks and what is still open before handover. Teams often need both. Our reality-capture and progress-tracking roundup covers the first; this article covers the second.

Several products below also touch facilities handoff. PlanRadar lists handovers and facility maintenance; Visibuild links DLP defects back to the original inspection. After the trailer leaves, owners typically run a CMMS — see our facilities, building operations and CMMS roundup.

Inspections, ITPs and hold points

Visibuild positions itself as quality-driven construction management: digital ITPs and ITCs mapped to hold and witness points, multi-reviewer sign-off, lot/zone closeout, and revision control so a drawing change updates linked inspections. It says inspections, tasks and issues live in one place from the first hold point to the last DLP defect.

Dalux Field lists checklist and test-and-inspection features with defined inspection points, responsibilities and acceptance criteria, plus tasks and issues linked to BIM elements or drawings. RDrive (the evolution of SnagR) highlights inspection requests with traceability and fewer rejections.

Fieldwire and PlanRadar both list inspections and forms/checklists alongside punch workflows. ArchiSnapper targets A&E site inspections with cloned forms and predefined answers.

Punch, snag and defect tracking

PlanRadar's punch-list product page describes pinning tickets to digital plans and BIM, assigning subcontractors (free access), photo/video/voice evidence, exportable reports and statistics boards. PlanRadar AI (planradar.ai) adds voice-to-ticket capture, AI form building, AI Agents and a project assistant on captured data, with the vendor saying models are not trained on your data.

Fieldwire treats punch items as plan-pinned tasks with photos and due dates; Field Intelligence™ (fieldwire.com/ai) adds natural-language search across plans/tasks/photos/forms, voice task creation, AI RFI editing and talk-to-action reports. Dalux Field Basic is a free punch/defect tier with unlimited tasks and project invites; Standard/Pro add capabilities such as inspection plans.

Visibuild and RDrive emphasize structured closeout of snags and NCRs with audit trails. ArchiSnapper assigns deficiencies to contractors for photo/comment resolution inside A&E field reports. CompanyCam and Raken are not dedicated punch systems, but crews often use them for photo timelines and daily-report evidence behind a QC walk.

Photo evidence, reports and closeout packs

CompanyCam is built around timestamped job photos and videos, checklists, reports and daily logs, with AI voice checklists, translation, recaps and voice/photo proposals on Crew and above. Raken centers on the daily report (notes, photos, video synced to a PDF) plus safety and quality checklists on its Performance plan; its pages still do not describe AI.

ArchiSnapper's pitch is company-branded PDF site reports generated from the walkthrough, with punch lists in the same app. Visibuild says the handover pack builds itself from inspections, sign-offs and certificates as work happens. RDrive lists RKive as a permanent searchable project archive without ongoing licence fees, plus optional blockchain-backed Proof Of Work audit trails.

Ask any vendor for a sample closeout export your owner or AHJ would accept — O&M links, warranties, open/closed punch by trade — before you assume "handover" means the same thing.

Where AI actually shows up (vs plain field apps)

Clear AI product pages on this pass: PlanRadar AI (agents, voice tickets, forms, assistant, search) and Fieldwire Field Intelligence (search, voice tasks, RFI editing, talk-to-action). CompanyCam publishes AI features on Crew+ plans.

Visibuild, Dalux Field, RDrive, ArchiSnapper and Raken pages we re-read do not lead with generative AI. That does not make them weaker for QC — many QA managers still want structured checklists and human sign-off more than an agent. Treat "AI" as a feature claim to verify on a live punch walk, not a category requirement.

Pricing snapshot (Oct 16, 2026)

Published list prices we recorded: PlanRadar Basic $32/month (1 user); Fieldwire Basic $0, Pro $39, Business $64, Business Plus $89 per user/month billed annually; CompanyCam Core $63 / Crew $119 / Scale $249 per month billed annually (data attributes on the pricing page; monthly list prices higher); Raken Basic $23 and Performance $59 per user/month billed annually (3-user minimum).

Dalux Field Basic is free; Visibuild, RDrive, ArchiSnapper and Dalux Standard/Pro do not publish dollar seat prices on the pages we read (demo, trial or sales). PlanRadar and Fieldwire AI features sit on higher tiers or product pages — confirm inclusion before you budget.

What to ask before a pilot

These are our suggestions, not findings. Pick one floor or lot with a real ITP and an open punch export. Ask who can raise, fix and sign off without buying a seat, what happens when Rev B lands mid-punch, and whether AI creates structured tickets or only chat. Our QA/QC and punch-list pilot checklist goes into more detail.
