AI drawing review after Bluebeam bought Firmus: four ways vendors now deliver it

EXPLAINER · PUBLISHED · UPDATED · SOURCES CHECKED OCT 15, 2026

AI drawing review, software that reads 2D construction drawings for missing information, coordination conflicts, and scope gaps, now comes in noticeably different packages. The biggest change of the past year is that Firmus, one of the early AI design-review startups, became part of Bluebeam. We re-read the announcements and vendor pages on Oct 15, 2026. Nothing below is a test result; vendor statements are claims.

What changed: Firmus into Bluebeam, then Bluebeam Max

On Sept. 4, 2025, Bluebeam, part of the Nemetschek Group, announced it had acquired Firmus AI, which it described as a pioneer in preconstruction AI design review and risk analysis. Bluebeam said it would bring Firmus capabilities such as early identification of design-related risk, cross-discipline coordination issues, scope gaps, and phase-to-phase drawing set comparisons into its review and markup workflows, starting in early 2026. Firmus's own 2026 newsletter says Firmus became part of Bluebeam and that its team is focused on broadening automated checks within Bluebeam Max.

On May 19, 2026, Bluebeam announced that Bluebeam Max was available to all customers globally as a premium subscription. The announcement lists Revu + Anthropic Claude via MCP, Stitching, Magic Markups, Smart Overlay for design changes and discrepancies across drawing sets, and Smart Review for design discrepancies, scope gaps, and missing information, and says early adopters came from a 2,000+ beta program (vendor claim). Bluebeam's pricing page lists Max at an introductory price of $590 per user per year. Its Max page notes that Smart Review and Overlay are currently in preview and that Smart Review is optimized for US-based vertical commercial construction.

Model 1: AI inside the PDF tool you already use

Bluebeam Max is the clearest example: the review features sit inside Revu, priced per user per year, rather than in a separate review service. The practical question for heavy civil and site teams is the one Bluebeam's own footnote raises: Smart Review is optimized for US vertical commercial work, so ask how it handles civil plan-and-profile sheets before relying on it there.

Model 2: AI plus expert verification, delivered as a review

Buildcheck says 800+ automated checks run across every discipline and that its human-in-the-loop experts validate findings before pushing them to the client. Its FAQ says it charges per sheet with volume discounts, includes unlimited seats, offers back-checks on revised drawings, and is SOC 2 Type II compliant. Its general-contractor page says it is integrated with Procore and Autodesk Construction Cloud, while its FAQ describes Procore sync with ACC among integrations on the roadmap, so confirm current integrations directly. Buildcheck recently raised a $12 million Series A (see our funding brief, linked under Related articles below).

Model 3: a self-serve review agent

Nomic describes an AI agent that checks every page in parallel against applicable standards and keeps findings tied to exact drawing locations and source rules, with cited outputs for reviewers to verify. It says findings export to Bluebeam, Excel, or JSON and can be pushed to Autodesk Forma, Fieldwire, and Bentley ProjectWise as native issues or RFIs. Nomic's pricing page lists an Individual plan at $20 per month and Business at $40 per user per month with a 25-seat minimum and $20 of included AI usage per seat.

Model 4: pay-per-sheet plan check

InspectMind prices by the check: $1 per drawing sheet and $0.25 per spec page, plus $0.25 per sheet per code check, bought online with no sales call. It describes evidence-backed findings in hours, with each finding showing the drawing snippet and code reference, and lists codes including IBC, CBC, ADA, and fire codes. Unusually, its site states plainly that AI findings can be wrong or incomplete and should be reviewed with your team before deciding what needs action.

How to read the differences

Our framing, not a finding: the four models trade off speed, cost, and who stands behind a finding. An expert-verified service puts a person between the AI and your team; a self-serve agent or per-sheet check is faster to start but leaves verification to you; an AI feature inside your PDF tool keeps the workflow familiar but is, by the vendor's own label, still in preview for some features. The questions on our document and drawing review category hub apply to all four.
