Specset vs Primepoint
Two AI-first platforms that connect drawings and specs so project teams can review submittals, draft RFIs and track revisions. Specset builds one conformed record of the contract documents, with spec-versus-drawing design review, bid-stage solicitation review, submittal review and closeout, and says it focuses on federal and public work. Primepoint reads drawings, specs and schedules as connected systems, with constructability review, submittal review, an RFI assistant, a question interface and revision overlays. Both are sold by demo or quote. Desk research from vendor sites read Nov 4, 2026; no winner.
In short: Specset (AI spec, drawing & submittal review; no public prices (quote / sales)) vs Primepoint (AI drawing review; no public prices (quote / sales)). Facts last checked Specset Nov 4, 2026; Primepoint Nov 3, 2026. No winner declared; desk research from vendor sites.

| What it does | AI document-control platform whose agents work from one record of the contract documents, from design sets through construction to operations. Vendor describes: design-quality review that cross-references every spec section against every drawing sheet at 60/90/100% sets, with a second independent agent that tries to disprove each finding before it is filed; bid-stage reading of a solicitation (scope fit, a 93-point contract review, coordination risk, takeoff); submittal review with hundreds of checks per package against the governing spec, drawings and RFIs, returned marked up on the pages; RFI drafting and plan-set change comparison; and closeout to O&M records. On upload it splits specs into conformed sections, merges special provisions into the standard specs they amend, and attributes addenda and RFI answers paragraph by paragraph. It says it handles state DOT books, federal UFGS, railroad and port specs (naming Caltrans, WSDOT, FDOT, UFGS and BNSF) and focuses on federal and public work. Lists Procore and Autodesk Forma Build two-way sync. Compliance statements (vendor): SOC 2 Type II examination completed with the report issued August 2026; FedRAMP 20x Class A application under review and Class C third-party assessment underway; CMMC Level 1 (self-assessed); NIST SP 800-171 alignment. | AI that reads drawings, specs and schedules as connected systems, for constructability review, submittal review, RFIs and revision comparison. Listed features: Connected Documents (tags linked to their source), Constructability Review (clashes, missing info, design gaps), Submittal Review against specs, an RFI Assistant, a plain-English question interface called Marvin (Ask Marvin) with answers linked to the drawing or spec, Revision Narrative for comparing document revisions, Auto Overlay (aligns drawing disciplines in one click regardless of scale) and a Schedule Assistant that links the project schedule to the other documents. The homepage states single-tenant architecture and native Procore and Autodesk Construction Cloud integrations, and the footer links a Trust center. Customer quotes and the navigation-time percentage are not used. |
| Who it's for | General contractors, CM and engineering firms, owner's reps and EORs, and owners on federal, state and municipal programs (vendor wording). Directly relevant to heavy civil bidders reading DOT special provisions (our framing). | Project teams reviewing design documents. |
| Pricing (as publicly stated) | Not publicly listed. specset.com/pricing opens the contact page, which routes pricing questions to the contact form. The homepage offers a sample design review on a live project, and the contact page offers a pilot on one live project before an annual plan (vendor statements). Confirm pricing with the vendor. | No public prices: the vendor site has no pricing or plans link in its navigation or footer, /pricing and /plans return a not-found page, and the call to action is Get a demo. Confirm current pricing with the vendor. |

Where the vendor descriptions differ
- Partly like-for-like (our reading): both link drawings and specs and cover submittals, RFIs and revisions. Specset centers on the specifications as a conformed record (special provisions, addenda and RFI answers merged in) that can carry a job from design to O&M records. Primepoint centers on drawing intelligence, with tags linked to their source and a schedule assistant.
- Specs and design review (vendor statements): Specset splits specs into conformed sections, merges special provisions into the standard specs they amend, attributes addenda and RFI answers paragraph by paragraph, and cross-references every spec section against every drawing sheet at 60/90/100% sets, with a second agent that tries to disprove each finding. Primepoint lists Constructability Review for clashes, missing information and design gaps, Connected Documents, and Auto Overlay that aligns disciplines regardless of scale.
- Submittals and RFIs: Specset says it runs hundreds of checks per submittal package against the governing spec, drawings and RFIs and returns the package marked up on the pages, and drafts RFIs. Primepoint lists a first-pass review of product data submittals against project specs and an RFI Assistant that checks incoming RFIs against the contract documents and drafts RFIs.
- Questions and revisions: Primepoint lists Ask Marvin for plain-English project questions answered with links to the drawing or spec, and Revision Narrative with automatic overlays and a narrative per sheet and detail. Specset lists plan-set change comparison.
- Bid stage and public work: Specset describes reading a solicitation for scope fit, a 93-point contract review, coordination risk and takeoff, and names state DOT books, federal UFGS, railroad and port specs (Caltrans, WSDOT, FDOT, UFGS, BNSF). The Primepoint homepage read does not describe bid-stage work or public-agency spec books.
- Connections and security (vendor statements): Specset lists two-way Procore and Autodesk Forma Build sync, a completed SOC 2 Type II examination, a FedRAMP 20x application under review, CMMC Level 1 (self-assessed) and NIST SP 800-171 alignment. Primepoint lists native Procore and Autodesk Construction Cloud integrations, single-tenant architecture and a Trust center.
- Pricing (read Nov 4, 2026): neither publishes prices. Specset routes pricing questions to its contact form and offers a sample design review and a pilot on one live project before an annual plan. Primepoint has no pricing page and routes to Get a demo. See each tool page for detail.
- Not used here: Primepoint's customer quotes and navigation-time figure (vendor material). Facts for both tools come from vendor websites (desk research).

Questions to ask in your review
- Whether your work runs on DOT or federal spec books with special provisions
- How each handles your submittal volume and RFI workflow in Procore or Autodesk
- What either costs for your projects
- What did you use it for, on what kind of work and project size?
- How long did setup and training take, and who on your team did it?
- What does it cost you in practice, compared with what the sales call said?
