Bluebeam Max vs Trunk Tools

Two ways to bring AI to project drawings and documents. Bluebeam Max is a premium Revu subscription that adds AI drawing reviews and comparisons, an MCP connection for AI assistants and Revit-connected sessions inside the markup tool many teams already use, at a published $590 per user per year. Trunk Tools is an AI-first platform that reads a project's documents and drawings into a knowledge graph and runs tools for RFIs, submittals, bids, bulletins and change events, priced by construction volume on request. Desk research from vendor sites read Nov 3, 2026; no winner.

What it doesPremium Bluebeam Revu subscription adding AI drawing reviews and comparisons, MCP for AI assistants, and Revit-connected sessions. Features listed: AI integration via MCP (Claude, GitHub Copilot, AnythingLLM), AI drawing reviews (Smart Review for discrepancies and scope gaps), AI drawing comparisons (Smart Overlay), AI multi-view Stitching, Magic Markups, and Connected Studio Sessions with Revit. Smart Review and Smart Overlay are marked as in preview, and Smart Review is optimized for US-based vertical commercial construction. The FAQ says Max initially integrates with Anthropic/Claude and is designed to connect with other models (naming Copilot, ChatGPT, Perplexity and Gemini) once they offer desktop apps with MCP. Launched globally May 19, 2026. Customer quotes on the page are not used.AI platform ("Cortex") that plugs into a project's tech stack, reads documents and drawings into a living knowledge graph, and runs tools on top: TrunkBid (maps subcontractor bids against scope and highlights gaps), TrunkRFI (watches Procore and Autodesk for draft RFIs, catches ones the documents already answer and drafts the rest; you approve before anything is submitted), TrunkRegister (reads a spec book and builds the submittal register, pushed to Autodesk via API or exported as a Procore-ready CSV), TrunkSubmittal (reviews submittals against the specs, drafts responses and publishes a PDF summary to the submittal record in Procore or Autodesk; supports SharePoint, Egnyte, Box or Dropbox), TrunkReview (highlights clouded and unclouded changes from new bulletins), TrunkText (Q&A with source checks by text, web or Teams), TrunkBrowse (identifies and classifies objects on each sheet and links each to its schedule row, spec section, RFIs, submittals and other sheets; in beta with general availability planned for Q4 2026) and TrunkChange (detects a change event when a bulletin or RFI response lands, traces affected trades and drafts the change event and potential change order with a rough-order-of-magnitude estimate by discipline; planned to launch in Q4 2026). The menu also lists AI Enablement. Vendor says custom AI models are trained on years of jobsite data and that teams get in-person jobsite training plus head-office change management. Project-count, construction-volume and data-history figures, the TrunkBrowse comparison against a generic AI model and customer quotes are vendor material not used here.

Pricing (as publicly stated)Per-user annual subscription: $590 per user per year, an introductory price locked through the 2027 renewal; later renewals at standard list price, to be announced. Max includes everything in Complete; the other Revu plans are $260 (Basics), $330 (Core) and $440 (Complete) per user per year, billed annually. Free trial available; existing Bluebeam users can trial Max through Org Admin. Not publicly listed. The pricing page lists Core and Enterprise, each "one clear price based off your construction volume" and each Request a quote; no dollar amounts are shown. Both list unlimited seats (every user included), no token limits (the vendor absorbs model cost), site team training and dedicated customer success; Enterprise adds change management training, a custom LMS with AI Foundations and role and product certifications, forward-deployed experts for custom skills and tools, and early access to new products. The page says Trunk Tools avoids consumption pricing and does not train on your project data, and invites starting on live projects; SOC 2 Type II is listed in the footer.

Where the vendor descriptions differ

  • Not like-for-like (our reading): Bluebeam Max works sheet by sheet inside Revu, where a reviewer marks up, overlays and checks drawings. Trunk Tools connects to the project's systems (it names Procore and Autodesk) and runs separate tools across the whole document set. A team could use both.
  • Drawing review: Bluebeam Max lists Smart Review for discrepancies and scope gaps and Smart Overlay for AI drawing comparisons, both marked as in preview, plus AI multi-view Stitching and Magic Markups; Bluebeam says Smart Review is optimized for US-based vertical commercial construction. Trunk Tools lists TrunkReview (highlights clouded and unclouded changes from new bulletins) and TrunkBrowse (classifies objects on each sheet and links them to schedule rows, spec sections, RFIs, submittals and other sheets; in beta with general availability planned for Q4 2026).
  • Documents and workflows: Trunk Tools lists TrunkRFI (catches draft RFIs the documents already answer and drafts the rest for approval), TrunkRegister (builds the submittal register from the spec book, pushed to Autodesk via API or exported as a Procore-ready CSV), TrunkSubmittal (reviews submittals against the specs), TrunkBid (maps sub bids against scope), TrunkText (Q&A with source checks) and TrunkChange (drafts change events and potential change orders with a rough-order-of-magnitude estimate; planned for Q4 2026). Bluebeam Max's pages describe drawing review and markup features rather than RFI, submittal or change workflows.
  • AI assistants: Bluebeam Max connects to AI assistants through MCP (it names Claude, GitHub Copilot and AnythingLLM) and says other models can follow once they offer desktop apps with MCP. Trunk Tools says its custom AI models are trained on years of jobsite data and that it does not train on your project data.
  • AI labels in our directory: Bluebeam Max is tagged AI features added to an established product; Trunk Tools is tagged AI-first.
  • Pricing (read Nov 3, 2026): Bluebeam Max is $590 per user per year, an introductory price locked through the 2027 renewal, with a free trial; the other Revu plans are $260, $330 and $440 per user per year. Trunk Tools lists Core and Enterprise plans, each one price based on construction volume with unlimited seats and no token limits, on request. See each tool page for detail.
  • Not used here: customer quotes on both sites and Trunk Tools' project-count, construction-volume and data-history figures (vendor material). Facts for both tools come from vendor websites (desk research).

  • What did you use it for, on what kind of work and project size?
  • How long did setup and training take, and who on your team did it?
  • What does it cost you in practice, compared with what the sales call said?
