Nomic vs Specset

Two AI tools that review construction documents before problems reach the field. Nomic's Drawing Review agent checks every page of a drawing set against your firm's own QA/QC standards or built-in checklists and returns cited findings, as one agent on a broader AEC knowledge platform with published prices. Specset (formerly Specbook AI) is AI document control that reads a project's specs, drawings, submittals and RFIs as one record, with agents for design quality review, bid screening, submittal review, RFIs, closeout and facilities, focused on federal and public work. Partly like-for-like: both review drawing sets and submittals, but Nomic centers on checks against firm standards and Specset on a conformed project record that can be the system of record. Desk research from vendor sites read Oct 30, 2026; no winner.

AI role (our label)AI-firstAI-first
What it doesDomain-specific AI platform for AEC firms whose agents handle drawing review, submittal checks, code checks, RFI research and firm-wide project knowledge search. Drawing review checks every page against a firm's own QA/QC standards (from Autodesk Forma, Bentley ProjectWise, SharePoint, Egnyte or uploaded PDFs) or built-in discipline checklists (architectural, structural, mechanical, plumbing, electrical, civil, plus coordination and missing-information checks), and returns cited findings with drawing location, standard section, severity and discipline tag, each verified before it reaches the review table. Review depths: Light, Thorough, Comprehensive. Drawing Standards Creation turns past markups and RFI logs into a reusable standards document; milestone and revision comparison covers 60%, 90%, IFC and construction sets, including unclouded revisions. Findings export as Bluebeam-ready PDF markups, Excel or JSON and push to Autodesk Forma, Fieldwire and Bentley ProjectWise as native issues or RFIs. Automated Submittal Review cross-references each package against drawings and specs and can generate a starting submittal log; Nomic Parse handles long specs and drawing sets (vendor descriptions). Documentation also names Trimble ProjectSight, Procore and MCP servers as context sources. Nomic University tutorials and monthly office hours are offered. Customer figures, quotes and the pricing page's savings table are not used here.AI document-control platform whose agents work from one record of the contract documents, from design sets through construction to operations. Vendor describes: design-quality review that cross-references every spec section against every drawing sheet at 60/90/100% sets, with a second independent agent that tries to disprove each finding before it is filed; bid-stage reading of a solicitation (scope fit, a 93-point contract review, coordination risk, takeoff); submittal review with hundreds of checks per package against the governing spec, drawings and RFIs, returned marked up on the pages; RFI drafting and plan-set change comparison; and closeout to O&M records. On upload it splits specs into conformed sections, merges special provisions into the standard specs they amend, and attributes addenda and RFI answers paragraph by paragraph. It says it handles state DOT books, federal UFGS, railroad and port specs (naming Caltrans, WSDOT, FDOT, UFGS and BNSF) and focuses on federal and public work. Lists Procore and Autodesk Forma Build two-way sync. Compliance statements (vendor): SOC 2 Type II examination completed with the report issued August 2026; FedRAMP 20x Class A application under review and Class C third-party assessment underway; CMMC Level 1 (self-assessed); NIST SP 800-171 alignment.

Where the vendor descriptions differ

  • What each sells (vendor wording): Nomic describes a platform with domain-specific agents that review drawings against codes, check submittals, run drawing QA/QC and search firm-wide, plus an Agent API. Specset calls itself AI document control for construction, a crew of agents working from one record of the contract documents from the first design set to operations.
  • Drawing and design review: Nomic says its agent checks every page against your QA/QC standards, which can be synced from Autodesk Forma or Bentley ProjectWise, tagged in SharePoint or Egnyte, uploaded as PDFs, or generated from past markups and RFI logs; it also compares revisions such as 60%, 90%, IFC and construction sets. Specset says its design quality review cross-references every spec section against every drawing sheet at 60, 90 and 100% sets, and that a second, independent agent tries to disprove each finding before it is filed.
  • Specs and the project record: Specset says it slices specs, drawings, addenda and special provisions into conformed sections and revision-tracked sheets on upload, merges special provisions into the standard specs they amend, and names Caltrans, WSDOT, FDOT, UFGS and BNSF formats in production. Nomic's drawing-review page centers on the drawing set and your standards; its pricing FAQ also lists submittal reviews and code compliance checks among what AI usage covers.
  • Beyond review: Specset lists bid screening with a 93-point contract review, submittal review returned marked up on the pages, RFI drafting and checking against the latest sheets, closeout filing and a facilities and maintenance agent that turns the turnover record into assets, warranties and work orders. Nomic lists RFI research, submittal review and project knowledge search agents on its platform.
  • Where findings go: Nomic exports Bluebeam-ready PDF markups, Excel or JSON and pushes validated findings to Autodesk Forma, Fieldwire and Bentley ProjectWise as native issues. Specset says the submittal log, RFIs, revisions and closeout can live on Specset as the system of record, or sync both ways with Procore or Autodesk Forma Build, and also lists email, MCP and a Specset CLI.
  • Compliance (vendor statements, not verified): Specset's footer lists a FedRAMP 20x Class A application under review with a Marketplace listing, a Class C third-party assessment underway, SOC 2 Type II, CMMC Level 1 (self-assessed) and NIST SP 800-171 alignment. Nomic lists SAML/OIDC SSO on Business and Enterprise, and SCIM, audit logs and multi-region data hosting (EU, AU, US, UK) on Enterprise.
  • Pricing (checked Oct 30, 2026): Nomic lists Free (limited agent requests, no card), Individual $20 a month, Business $40 per user per month with a 25-seat minimum and $20 of included AI usage per seat, and custom Enterprise. Specset publishes no prices; specset.com/pricing opens a contact page, and its homepage offers a sample design review on a live project.
  • AI tags: we tag both AI-first.
  • Not used here: Nomic's savings table; Specset's platform-to-date counters, rework-exposure and manual-review-spend figures, automation percentage and the study statistics on its homepage (vendor material). Facts for both tools come from vendor websites (desk research).

Questions to ask in your review

  • Whether you want reviews against your own firm standards (Nomic's emphasis) or a conformed spec-and-drawing record that carries the job from design to closeout (Specset's)
  • How each handles state DOT special provisions and federal UFGS books on your projects
  • What Specset costs for your project volume
  • What did you use it for, on what kind of work and project size?
  • How long did setup and training take, and who on your team did it?
  • What does it cost you in practice, compared with what the sales call said?
