TraceAir vs Propeller

Two drone-based site-data platforms for earthwork, sold in different ways. TraceAir is a fully managed service for homebuilders and land developers: it flies the site, processes and hosts the scans, and adds lot-level tools such as Lot Viewer, stormwater reports and a lot yield estimator. Propeller is a map-and-measure platform that contractors feed with their own drone, GNSS rover, total station or scanner data, with DirtMate machine telematics, AeroPoints ground control and Propeller CAD, an AI earthwork design tool. Vendor pages read Oct 22, 2026; desk research, not tested, no winner.

What it doesDrone and LiDAR site intelligence across land acquisition, land development, vertical construction and portfolio oversight. Tools listed: a Lot Yield Estimator (Layout Generator) that turns raw land into lot yields, LiDAR scans, earthwork cut/fill analysis, stormwater drainage reports, lot grade verification (Lot Viewer), TraceWalk 360 interior scanning, and licensed ALTA and topographic surveys in select states through TraceAir Surveying Inc. Vendor says it is trusted by 18 of the top 20 U.S. builders (vendor claim). The pages we read do not describe the AI in detail, so we tag it AI features added. Re-read Oct 17, 2026: homepage unchanged in substance (land acquisition through handover, Lot Viewer, stormwater slope and drainage reports, stockpile and cut/fill detection, TraceWalk 360 and a time-stamped site history); its footer says TraceAir drone scans are not licensed surveys and may not be relied on as such. Re-checked Oct 19, 2026: homepage unchanged in substance (land acquisition through handover, Stormwater Slope and Drainage Reports, Lot Viewer, TraceWalk 360, licensed surveys through TraceAir Surveying Inc in select states, 18 of the top 20 U.S. builders; vendor claims). Re-checked Oct 20, 2026: homepage unchanged in substance (land acquisition through handover, Lot Yield Estimator, LiDAR scans, Lot Viewer, Stormwater Slope and Drainage Reports, stockpile and cut/fill detection, TraceWalk 360 and historical access, licensed surveys through TraceAir Surveying Inc in select states). It still cites 18 of the top 20 U.S. builders and a 2024 NAHB software award (vendor claims). Re-checked Oct 22, 2026: homepage unchanged in substance (land acquisition through handover, Lot Yield Estimator, LiDAR scans, Lot Viewer, Stormwater Drainage Reports, quantifying earthwork, TraceWalk 360 and licensed surveys through TraceAir Surveying Inc in select states; the footer still says drone scans are not licensed surveys). The pages read still do not describe the AI in detail. Customer quotes not used.Cloud, map-based site platform that combines drone, GNSS rover, total station and scanner data to measure volumes, grades and daily production. It measures volumes, distances, heights, and grades from that surface data, overlays CAD designs, tracks daily production, and organizes site documents. Products: Propeller (core hub), survey processing (photogrammetry and lidar), DirtMate (GNSS receiver for machine telematics), and AeroPoints (smart ground control points). Integrations listed include Trimble Connect, Procore, Autodesk BIM 360/Build, Aconex, OneDrive, and HCSS. Re-checked Oct 19, 2026: the homepage now lists Propeller CAD, which the vendor calls AI-powered earthworks design: its product page says you describe an earthwork design in plain language (haul roads and ramps, balanced pads, ponds, trenches) and it is generated on the site's real drone survey surface, with an AI that reasons over the elevation data, for early-stage concepting with DXF and TTM export for the engineering team's final deliverables. Because the core map-and-measure platform predates this, we now tag Propeller as AI features added to an established product (previously Not AI-first, when the homepage did not describe AI). The homepage also announces handheld scanning and RTK updates. Re-checked Oct 20, 2026: homepage and Propeller CAD page unchanged in substance (plain-language earthwork design on the site's real survey surface for haul roads and ramps, balanced pads, ponds and trenches, with DXF and TTM export, for early-stage concepting); the menus also list Propeller PPK and a data centers industry page. Re-checked Oct 22, 2026: homepage and Propeller CAD page unchanged in substance (AI-powered earthworks design on the real survey terrain; the homepage still announces Propeller CAD, handheld scanning and RTK; menus list Propeller PPK and a data centers page).

Where the vendor descriptions differ

  • Who captures the data: TraceAir's pricing FAQ says it is a fully managed, turnkey service that handles the flights, data capture, processing and hosting, so no equipment is needed, and it recruits drone pilots as flight contractors. Propeller says it is hardware agnostic: you upload surface data from drone mapping, GNSS rovers, total stations or other methods, and it sells AeroPoints smart ground control points and Propeller PPK for survey-grade drone positioning.
  • Who it is built around: TraceAir is written for residential homebuilders and land developers from land acquisition through vertical construction and portfolio oversight, with Lot Viewer for lot grade verification, stormwater drainage reports and a Lot Yield Estimator (Layout Generator). Propeller lists construction, mining, aggregates, waste management, transportation, survey and engineering and data centers, with workflows for volumes and inventory, progress and productivity and as-built checks against design.
  • Machines and live data: Propeller's DirtMate GNSS receivers mount on any make of machine, a rover pole or a base, for real-time positioning, grade checks, in-cab guidance, load and dump counts, run and idle time and new surfaces every 30 minutes where machines are working. TraceAir's pages read describe scheduled scans (scan data typically within 24 hours of a flight) rather than machine telematics, plus TraceWalk 360 interior scanning for vertical construction.
  • Surveys: TraceAir offers licensed ALTA and topographic surveys through TraceAir Surveying Inc in California, North Carolina, Florida and Nevada, and says its own drone scans are not licensed surveys. Propeller describes survey-grade processing of photogrammetry and lidar but the pages read do not offer licensed survey services.
  • AI: Propeller CAD is described as AI-powered earthworks design: you describe haul roads, ramps, balanced pads, ponds or trenches in plain language and an AI that reasons over the site's elevation data generates them on the real survey surface for early concepting, with DXF and TTM export. TraceAir's pages read list stockpile and cut/fill detection and the lot yield estimator but do not describe the AI in detail; we tag it AI features added.
  • Pricing (checked Oct 22, 2026): neither publishes figures. TraceAir prices by acreage, service frequency and site conditions through a build-your-quote form, gives unlimited users and offers a post-project data subscription after a complimentary access period. Propeller has no pricing page (/pricing returns not-found) and offers a 14-day free trial and demos.
  • Not used here: TraceAir's builder-count and award claims and customer quotes, Propeller's customer quotes and the beta customer time-saving claim on the Propeller CAD page (vendor material). Neither tool has been tested by Means & Methods Lab.
