Closeout Pro vs Visibuild

Two tools for the end of a job that build the record an owner receives at handover, from different starting points. Closeout Pro is a closeout, handover and warranty platform that reads specs to build the closeout register, tracks readiness, manages warranty tickets and tags assets with QR codes, syncing from Procore, Autodesk, CMiC or ProjectSight or running on its own. Visibuild is a construction quality platform built around inspection test plans, hold and witness points and punch lists, which assembles a handover pack from signed inspections and carries defects into the defect liability period. Partly like-for-like (our reading): both end in a handover package and post-completion defects or warranty, but Closeout Pro starts from the spec's closeout requirements and Visibuild from quality inspections. Desk research from vendor sites read Oct 31, 2026; no winner.

AI role (our label)Not AI-firstNot AI-first
What it doesCloseout, handover and warranty management platform for contractors, commissioning teams and owners, from project kickoff to owner handover, covering O&M manuals, warranties, as-builts and owner deliverables. It lists structured closeout management with automated closeout requirement extraction, a readiness score with blocker alerts, warranty lifecycle management with warranty ticket tracking, and bulk QR code asset tagging (QR-tagged assets open O&M, warranty and service history without a login). Modules: Spec Genie (reads specs, detects submittal gaps and generates the closeout register; live), Planner (closeout readiness tracking) and Warranty (generally active for one year after completion, extendable by subscription tier), plus Genie, which answers questions across specs, closeout documents, warranties, submittals and warranty tickets; Asset Genie is in development and Operations Genie is labelled Coming. It syncs daily from Procore (RFIs, submittals, drawings, punch lists, directory, specifications), Autodesk Forma/ACC (sheets, RFIs, directory, specifications), CMiC or ProjectSight, or runs standalone with manual upload and CSV import. Data is hosted on AWS in the US with a backup in a second AWS region; ISO 27001 and SOC 2 are shown through a Drata Trust Center (vendor statements). Its FAQ calls Genie the AI layer, but the homepage does not use the term AI, so we do not label it AI. User, hour, percentage and project-value figures and quotes are vendor claims and are not used.Construction quality-management platform for inspections, ITPs, NCRs, punch lists, handover packs and defect liability workflows. The homepage frames it in four stages: pre-construction (risk registers, ITP and ITC templates mapped to hold and witness points, milestones built once and pushed to every project), construction, project completion and maintenance and warranty. Homepage and punch-list pages describe mobile capture with photos and locations (online or offline), multi-reviewer sign-off, lot/zone closeout with punch items linked to inspections, lots, levels or zones, revision control that updates linked inspections when drawings change, commissioning, suppliers logging factory checks on precast or switchgear before delivery, a handover pack that builds from signed inspections and certificates as work happens, and post-completion defects linked back to the original inspection. The site also announces a Document Management feature, and lists data centres, healthcare, residential, commercial and infrastructure. The pages read do not describe AI, so it is tagged Not AI-first. Customer quotes and defect-cost figures are vendor material and are not used.

Pricing (as publicly stated)Not publicly listed. The vendor site has no pricing or plans link, and /pricing returns a not-found page. Its FAQ says pricing is per project or per portfolio, packaged by its sales team; there is no free trial, and pilots are offered case by case. Onboarding (a kickoff call and two workshops) carries no extra fee. The navigation links an ROI Calculator. Confirm current pricing with the vendor. Not publicly listed. Where the vendor descriptions differ

  • Starting point: Closeout Pro's Spec Genie reads specs, detects submittal gaps and auto-generates the closeout register, and its readiness engine shows a readiness score, blocker alerts and milestones. Visibuild starts in pre-construction with risk registers and ITP and ITC templates mapped to hold and witness points, then runs inspections through construction (vendor statements).
  • Handover: Closeout Pro routes closeout documents for approval and hands the owner a package with QR-tagged assets that open O&M data, warranties and service history on site. Visibuild builds a handover pack from signed inspections and certificates as work happens (vendor statements).
  • After completion: Closeout Pro's warranty module tracks and resolves warranty tickets with an owner workflow and asset lineage. Visibuild carries defects into the defect liability period, each linked back to the original inspection (vendor statements).
  • Punch and quality: Visibuild's punch-list page describes capturing items on mobile with photos and plan locations, assigning them with due dates, approving contractor fixes and filtering by contractor, area or item type; items link to inspections and to lots, levels or zones. Closeout Pro's pages we read center on closeout documents, readiness and warranty rather than inspection test plans (vendor statements).
  • Connections: Closeout Pro lists daily sync from Procore, Autodesk, CMiC and ProjectSight, or standalone use with manual upload and CSV import, and shows ISO 27001 and SOC 2 through a Drata Trust Center. Visibuild's pages we read describe suppliers logging factory checks and offline mobile capture (vendor statements).
  • AI (our reading): Closeout Pro describes Genie, an assistant over specs, closeout documents, warranties and submittals, with Spec Genie live, Asset Genie in development and Operations Genie coming; because the homepage does not otherwise describe the product as AI, it stays tagged Not AI-first. Visibuild's pages describe no AI and it is tagged Not AI-first.
  • Pricing (checked Oct 31, 2026): neither publishes prices. Closeout Pro's FAQ says pricing is per project or per portfolio, with no free trial and pilots case by case; Visibuild offers Book a Demo.
  • Not used here: customer quotes and defect-cost or time-saving figures from either vendor (vendor claims). Facts for both tools come from vendor websites (desk research).

Paraphrased from the sources listed above. Vendor claims are reported as claims.

What users say

The facts above come from vendor websites. Whether either tool is any good for your work is something only people who use them can say. These are member reviews, all ratings shown, never edited or removed for being negative.

Good or bad, an honest review from an estimator, PM or super helps the next team more than another vendor demo. You post under a handle; your email is never shown.

Questions to ask in your review

  • Whether a team would run both on one job (Visibuild for inspections and punch, Closeout Pro for the closeout register and warranty) and whether either imports the other's records
  • Whether Visibuild connects to Procore or Autodesk the way Closeout Pro does; the pages we read do not list it
  • What either costs for one project versus a portfolio
  • What did you use it for, on what kind of work and project size?
  • How long did setup and training take, and who on your team did it?
  • What does it cost you in practice, compared with what the sales call said?
