PlanRadar vs Sitemate (Dashpivot + Storm)

Two field apps with published per-user prices that both cover inspections, defects and daily site records, but start from different places, so this is only partly like-for-like. PlanRadar is plan-based: tickets for defects, punch items and tasks are pinned to drawings and BIM models, with site diaries, inspections, handovers and maintenance, and PlanRadar AI on its upper plans. Sitemate's Dashpivot is forms-first: templates and workflows for daily reports, permits, JSAs, ITPs, defect reports and timesheets, with Storm, an AI layer included on every plan, drafting records from voice, photos and phone calls. Desk research from vendor sites read Oct 31, 2026; no winner.

What it doesConstruction and real estate platform for site diaries, tasks, inspections, defects and punch lists, handovers and maintenance. Modules listed: site diaries, subcontractor task management, inspections, checklists and safety audits, defect management and snagging / punch lists (items pinned to plans and BIM models with photos, videos, text and voice recordings, exported into your own template), handovers, evidence/claims management, facility fault recording and maintenance, plus Document Management, Reporting & Insights and Schedules (Gantt schedules with updates from site). PlanRadar AI (planradar.ai and the pricing table) describes AI Agents that watch a project and take the actions you have allowed, AI form building from a description or uploaded document, voice-to-ticket capture, a natural-language assistant on project data, auto project-status overviews, AI search across site data, Help Center answers and recommendations for upcoming actions; the AI site cites enterprise-grade security with zero training on your data and ISO certification, and the vendor cites GDPR and ISO 27001 (vendor claims). SiteView 360° reality capture is an add-on; PlanRadar Connect lists no-code integrations and an open API. Subcontractors and watchers are free. User counts, ROI and efficiency figures and customer quotes are vendor material and are not used.Field data platform for construction teams: Dashpivot forms plus Storm, an AI layer that drafts reports for human review. Built for construction, infrastructure and other built-world teams, it lists Dashpivot (forms, templates and workflows for safety, quality, field reporting, time & materials), the login-free Sitemate App for front-line workers, Flowsite (no-code integrations), Gearbelt (fleet, tools & equipment), an Open API and a Sitemate MCP server with read access to Dashpivot data. Storm is the AI agent built into Dashpivot: the vendor says it is purpose-trained on built-world documents, drafts daily reports, permits, JSAs, ITPs and timesheets from voice notes, photos, typed notes, weather and location (through an Updraft intake layer that maps inputs to your forms), builds templates from a description or converts uploaded PDF/Word/Excel/photo-of-paper forms, works in workers' own languages and offline (queued until reconnect), and flags low-confidence fields. Workers without the app can answer a form by SMS or WhatsApp, or on a phone call from Storm. Output stays a draft until a person reviews it, with one exception: AI Call Fill submits the form when a call captures every answer (and texts a draft link to finish when it does not), and only runs on templates an admin has shared through a Sitemate Link. Admins set which workspaces, templates and fields Storm can write to, safety-critical fields can be locked to human-only entry, every input, draft, edit and approval is logged with a named owner, the LLM can be chosen per workflow, and MCP connectors expose Storm data to AI tools such as Claude, ChatGPT and Copilot. We tag it AI features added because Storm sits inside the established Dashpivot product. The homepage's "#1 Front Line AI Company" line and time-saved figures are vendor claims and are not used.

Where the vendor descriptions differ

  • Centre of gravity (our reading): PlanRadar organises work around the drawing set: punch items and defects are pinned to plans and BIM models with photos, video, text and voice, assigned to subcontractors and exported into your own report template; its product menu also lists document management, reporting and Gantt schedules. Sitemate organises work around Dashpivot templates and workflows: daily reports, permits, JSAs, ITPs, defect reports, commissioning sheets and time and materials, plus Gearbelt for fleet, tools and equipment.
  • AI (vendor descriptions): PlanRadar AI lists agents that watch a project and take actions you have allowed, form building from a description or uploaded document, voice-to-ticket capture, a natural-language assistant, AI search and recommendations; its pricing table puts the AI Assistant on Pro and Enterprise only. Sitemate's Storm drafts records from voice notes, photos, typed notes, weather and location, builds templates from a description or uploaded form, and lets workers without the app answer by text, WhatsApp or a phone call; it is included on all Dashpivot plans at no extra cost.
  • Human control (vendor statements): Sitemate says Storm's output stays a draft for a person to review, with one exception (a phone call that captures every answer submits the form, only on templates an admin has shared through a Sitemate Link); admins choose which workspaces, templates and fields Storm can write to. PlanRadar says its agents act only within the actions you have allowed.
  • Subcontractors and field users: PlanRadar says subcontractors and watchers are included free. Sitemate lists a lower-priced Sitemate App user type for front-line workers and free visitors; its pages we read do not say subcontractors are free.
  • Integrations (vendor statements): PlanRadar Connect lists no-code integrations and an open API. Sitemate lists Flowsite (no-code integrations), an Open API and a Sitemate MCP server that gives external AI tools read access to Dashpivot data.
  • Pricing (checked Oct 31, 2026): PlanRadar lists Basic $32 (one user), Starter $107 and Pro $159 per user/month billed annually ($35, $119 and $179 monthly), Enterprise by quote, a 30-day trial, and a 4% innovation fee from the second billing period in its FAQ. Sitemate lists, for 11-30 users on a 1-year term, Standard $25.20, Pro $45.00, Premium $64.80 and Platinum $84.60 per user/month, Sitemate App users from $10.80, and Enterprise Unlimited by quote. Sitemate's prices vary by company size and term, and PlanRadar's AI sits on its upper tiers, so compare quotes for your own headcount.
  • AI tags (our reading): both are tagged AI features added to an established product.
  • Not used here: PlanRadar's user and country counts, ROI and efficiency percentages and customer quotes, and Sitemate's minutes-saved figures, customer stories and quotes (vendor claims), plus logos on both sites. Facts for both tools come from vendor websites (desk research).

What users say

The facts above come from vendor websites. Whether either tool is any good for your work is something only people who use them can say. These are member reviews, all ratings shown, never edited or removed for being negative.

Good or bad, an honest review from an estimator, PM or super helps the next team more than another vendor demo. You post under a handle; your email is never shown.

Questions to ask in your review

  • Whether your crews work mainly from drawings (punch and defects on plans) or from forms (daily reports, permits, ITPs)
  • How often each AI layer's drafts or agent actions need a person to fix them
  • What each costs for your headcount once subcontractor and front-line seats are counted
  • What did you use it for, on what kind of work and project size?
  • How long did setup and training take, and who on your team did it?
  • What does it cost you in practice, compared with what the sales call said?
