| What it does | Cloud preconstruction platform for cost modeling, estimating, GCs & GRs, and contracting, from bid packages and bid leveling to buyout. Estimating uses templates and programmatic automation, and bid packages are built from estimates. Unit Price Catalog builds historical cost data from your estimates; open API and an Excel add-in for owner bid forms and reports. The homepage does not describe AI features (its blog discusses AI and cost tracking), so we tag it Not AI-first. Customer quotes include a 1,900% ROI figure from Suffolk (customer claim, not verified). Ediphi's blog announced a native integration with Togal.AI that maps Togal takeoff quantities to Ediphi estimate line items and notifies estimators when quantities change, naming Stevens Construction as the first live customer, ahead of its debut at Advancing Preconstruction in May 2026. Re-checked Oct 21, 2026: homepage unchanged in substance (cost modeling, estimating, GCs & GRs and contracting; Unit Price Catalog; open API and Excel add-in) and still does not describe AI; the navigation adds Ediphi for JVs and Ediphi for Universities (marked new), and blog posts announce SOC 2 Type II compliance (Sep 23, 2026), a Project Grid View (Sep 30, 2026) and Export to Estimate from a cost model (Jul 20, 2026). The Suffolk quote now cites $20 million more revenue per estimator alongside the 1,900% ROI figure (customer claims, not verified, not used). Re-checked Oct 22, 2026: homepage unchanged in substance (cost modeling, estimating, GCs & GRs and contracting; Unit Price Catalog; open API and Excel add-in; Togal.AI integration post still listed); the homepage still does not describe AI features, though recent blog titles discuss preconstruction AI and cost decision intelligence. Re-checked Oct 23, 2026: the menu now lists Cost Modeling, Estimating, GCGRs, Contracting, Last Mile, Unit Price Catalog, Value Management (tracking costs from budget to GMP, milestone by milestone) and Integrations, plus comparison pages against DESTINI, WinEst, Sage Timberline and ProEst. The integrations page lists the Last Mile Excel add-in (cells bound to live estimate values, Mac and PC, desktop and web), Bridgit (GCGR roles and dates feeding workforce plans), the native Togal.AI integration (quantities mapped to the Unit Price Catalog with WBS), Trimble On-Screen Takeoff .OST import, and CRMs such as Unanet via APIs. Customer quotes and figures not used. Re-checked Oct 24, 2026: homepage and menu unchanged in substance (Cost Modeling, Estimating, GCGRs, Contracting, Last Mile, Unit Price Catalog, Value Management and Integrations; comparison pages against DESTINI, WinEst, Sage Timberline and ProEst); the homepage still does not describe AI features beyond the Togal.AI integration post. Customer quotes and figures not used. Re-checked Oct 25, 2026: homepage and menu unchanged in substance (Cost Modeling, Estimating, GCGRs, Contracting, Last Mile, Unit Price Catalog, Value Management and Integrations; comparison pages against DESTINI, WinEst, Sage Timberline and ProEst). The news list includes a Sept 23, 2026 post saying Ediphi achieved SOC 2 Type II compliance (vendor statement), and AI on the homepage is still limited to the Togal.AI integration post and a blog post on preconstruction AI. Customer quotes and figures not used. Re-checked Oct 26, 2026: homepage and menu unchanged in substance (Cost Modeling, Estimating, GCGRs, Contracting, Last Mile, Unit Price Catalog, Value Management and Integrations; comparison pages against DESTINI, WinEst, Sage Timberline and ProEst; the Sept 23, 2026 SOC 2 Type II post is still listed). AI on the homepage is still limited to the Togal.AI integration post and a blog post on preconstruction AI. Customer quotes and figures not used. Re-checked Oct 27, 2026: homepage and menu unchanged in substance (Cost Modeling, Estimating, GCGRs, Contracting, Last Mile, Unit Price Catalog, Value Management and Integrations; comparison pages against DESTINI, WinEst, Sage Timberline and ProEst; the Sept 23, 2026 SOC 2 Type II post and Sept 30 Project Grid View release still listed). | AI assistant for contractors that reads full plan sets and project manuals on upload and answers plain-English questions with sheet citations. It also offers Takeoff Studio (calibrated, correctable takeoff objects), cross-discipline conflict flags, a budget builder priced from your cost catalog, company history, AI market estimates, or web pricing, and generators for proposals, RFIs, reports, and schedules of values. Earthwork takeoff computes cut/fill from traced PDF contours and spot grades (vendor notes accuracy tracks the plan's contour interval). Vendor says it was built by a licensed contractor and runs on US-based servers. Re-checked Oct 19, 2026: the pricing page still lists Free, Starter, Pro, Elite and Enterprise; Starter and Pro still include matching monthly AI credits and voice-chat minute bands (~200 at $2.00/min on Starter, ~600 at $1.33/min on Pro); Elite is Contact us for pricing in the compare table (3 seats, unlimited AI usage, shared Project Brain and Plan Vault) while a plan card on the same page also shows Elite White Glove at $1,499/mo; Enterprise lists integrations such as Procore, QuickBooks/accounting and JobTread. Re-checked Oct 20, 2026: pricing page unchanged in substance; the Elite column lists training the AI on historical project data and a shared Project Brain, Enterprise lists Procore, QuickBooks/accounting, JobTread, email, file storage and ERP workflow setup, and the billing notes say Foreman asks for confirmation before writing to connected systems and accepts Visa and Mastercard only. The earthwork page still says contour-based cut/fill accuracy tracks the plan's contour interval. Re-checked Oct 22, 2026: pricing page unchanged in substance (Elite adds a shared Project Brain and training on historical project data; Enterprise lists Procore, QuickBooks/accounting, JobTread, email, file storage, ERP and desktop workflow setup). Re-checked Oct 23, 2026: the site's Features menu now lists Takeoff Studio, Civil & Sitework, Plan Intelligence, Computer Control, Project Brain, Estimating & Docs, Email Intelligence, a Job Board & Subs area (post jobs, find subs, reviews, ratings and bid interest) and Integrations (JobTread, Procore, QuickBooks and API). Re-checked Oct 24, 2026: the Features menu and earthwork page are unchanged in substance (Takeoff Studio, Civil & Sitework, Plan Intelligence, Computer Control, Project Brain, Estimating & Docs, Email Intelligence, Job Board & Subs and Integrations; cut/fill from traced existing and proposed contours on the PDF grading plan, with accuracy tracking the plan's contour interval and bank and loose yards reported). Re-checked Oct 25, 2026: features menu and pricing page unchanged in substance. A retention discount offer in the cancel flow is not treated as a list price. Re-checked Oct 26, 2026: earthwork takeoff page and pricing page unchanged in substance (cut and fill traced from PDF grading plans; Takeoff Studio, Plan Intelligence, Computer Control, Project Brain and Job Board in the features menu). Re-checked Oct 27, 2026: the homepage now leads with Foreman running the whole job through eight stages, from leads, bids and sub bid packages (subs price from one link with no login) through COI and W-9 chasing, change orders, pay apps, lien waivers, closeout and warranty, with the user approving key steps. It also says Takeoff Studio now uses Foreman's own model, trained on permit-set floor plans, that measures vector PDFs (wall tracing in linear feet, room square footage, symbol counts) and, on scanned sheets, says it cannot measure and hands over the manual tools. Pricing and earthwork pages unchanged in substance. Dollar-volume counters and the customer logo strip are vendor content and are not used. |

Where the vendor descriptions differ
- Not like-for-like: Ediphi is an estimating system of record that a precon department standardizes on; Foreman AI is an AI agent a contractor or estimator talks to, which also reaches into leads, sub bids, paperwork, billing and closeout.
- Estimating: Ediphi lists templates and programmatic automation for detailed estimates, cost modeling from early design data that can be exported into an estimate, and a Unit Price Catalog that tracks unit costs, stores quantity takeoffs for programmed units and builds historical data from your estimates. Foreman AI builds budgets priced from an approved company cost catalog (rates added by chat or imported from CSV or Excel price books) or AI market estimates, and labels each result Approved Catalog or AI Market Estimate.
- Takeoff: Ediphi does not do takeoff itself on the pages we read; its blog describes a native Togal.AI integration that maps Togal quantities to estimate line items. Foreman AI has its own Takeoff Studio, which it says now uses a model it trained on permit-set floor plans to measure vector PDFs (it says it hands back manual tools on scanned sheets), plus earthwork, paving and curb takeoff read off a grading plan PDF.
- Bidding and buyout: Ediphi lists bid packages generated from estimates, bid leveling, buyout and centralized reporting. Foreman AI says it sends bid packages subs can price from a link with no login, tracks bids from sent to priced and warns before bid day.
- Integrations: Ediphi lists an open API and an Excel add-in for owner bid forms and reports, plus integrations including takeoff, CRM and workforce planning. Foreman AI lists JobTread, Procore and QuickBooks/accounting workflows and says it asks for confirmation before writing to connected systems.
- AI tag: Ediphi is tagged Not AI-first (its homepage does not describe AI features); Foreman AI is tagged AI-first.
- Pricing (checked Oct 28, 2026; not like-for-like): Ediphi publishes no prices (/pricing returns not found; Get a Demo). Foreman AI lists Free $0, Starter $399 a month and Pro $799 a month (one seat each, with matching monthly AI credits), Elite by contact (3 seats, unlimited AI usage) and Enterprise custom; its homepage also mentions prepaid credits that do not expire. See each tool page for detail.
- Not used here: Ediphi's customer ROI and revenue figures, funding and customer announcements, and Foreman AI's dollar-volume counters, average-margin figure and testimonials (vendor material). Neither tool has been tested by Means & Methods Lab.
