Join vs PLAN0

Two early-phase cost tools that start in different places. Join is preconstruction and design-phase management software that trends cost against design as it evolves, starting from a baseline estimate imported from your existing estimating tool; PLAN0 is an AI-first startup (Y Combinator Spring 2026) that reads architectural drawings and produces a takeoff, a 3D model and a cost estimate for developers, investors and general contractors. Desk research from vendor pages read Oct 20, 2026; not tested, no winner.

What it doesPreconstruction and design-phase management software that tracks cost against design as it evolves, with decision tracking and procurement. It offers cost trending of budget, estimates, contingencies and allowances as design progresses, stakeholder decision tracking, design management, and procurement coordination. Re-read Oct 17, 2026: the homepage now describes Join as a unified system of record for preconstruction and the design phase that integrates real-time cost and schedule data with design evolution (integrated scenario modeling, risk and contingency governance), built for Design-Build, CMAR, IPD, IFOA and TVD delivery, and says it leverages AI-enabled workflows; navigation adds an Agents entry. Re-read Oct 18, 2026: the cost analysis page says you import a baseline estimate from your existing tool and trend costs tied to design and program changes, with value engineering, conceptual estimating from stored historical cost data, target value design, owner cost management and contingency and allowance tracking. The FAQ says Join does not replace estimating software and accepts xlsx, xml and zip files from Sage, WinEst and Destini, and says teams can be up and running within a week (vendor statement). The Agents page describes a bring-your-own-agent approach through an MCP server and API, so your own AI applications can connect to Join, automate routine actions and analyze its data. Homepage cites 1,000+ companies, 10,000+ projects and $500B+ project value (vendor claims). We keep the Not AI-first label because Join describes AI in general terms and through outside agents rather than built-in AI features. Re-read Oct 19, 2026: homepage and FAQ unchanged in substance. Re-checked Oct 20, 2026: homepage unchanged in substance (same unified system of record description, AI-enabled workflows wording, Agents entry and vendor claims); it now also promotes a Pursuit Toolkit and says Join was founded in 2017.Construction cost intelligence: upload architectural drawings and PLAN0 parses the sheets, runs floor plan and elevation takeoff, builds a 3D model and produces a cost estimate. The homepage (read Oct 18, 2026, which walks through a simulated demo) also shows value engineering suggestions, what-if questions in plain language that trigger a re-estimate, and material cost forecasts (a historical cost index with a 24-month AI forecast). Its YC profile says it analyzes plans with vision models, aggregates historical and real-time project data through industry partnerships for ML-driven analytics, and is building an agentic layer for cost optimization. Vendor claims, not verified: start to finish in 30 minutes instead of two weeks (homepage), and $30B of projects running through the platform (YC profile). Dollar figures on the homepage belong to a simulated demo project and are not market data. Y Combinator batch: Spring 2026 (YC company profile). Re-read Oct 19, 2026: unchanged (same simulated demo walk-through and 30-minutes-instead-of-two-weeks claim). Re-checked Oct 20, 2026: unchanged (same simulated demo walk-through, value engineering and what-if re-estimates, and the 30-minutes-instead-of-two-weeks claim). Also on Oct 20, 2026: the YC profile says $30B of projects run through the platform while its YC launch post says $20B (vendor figures that do not match; neither is used here), and the profile lists it as founded in 2026 with a team of 4.
Who it's forGeneral contractors, owners, design teams, and trades.Real estate developers, investors and general contractors (preliminary estimates, value engineering, cost forecasting, independent cost checks).
Pricing (as publicly stated)Not publicly listed. Pricing page says to get in touch for tailored pricing and a customized quote; no prices or tiers shown. The FAQ says fees are subscription-based with no maintenance fees. (Checked Oct 16, 2026; unchanged Oct 17 and Oct 18, 2026. Re-checked Oct 19, 2026: still a tailored quote with no prices; the fast-track route for an urgent pursuit is no longer on the pricing page. Re-checked Oct 20, 2026: still a tailored quote with no prices, and the fast-track link for an urgent pursuit or project is back on the pricing page.)No public prices found (checked Oct 18, 2026): plan0.ai/pricing shows the homepage and the call to action is "Book a Demo". Confirm with PLAN0. Re-checked Oct 19 and Oct 20, 2026: unchanged (plan0.ai/pricing still shows the homepage; Book a Demo).

Where the vendor descriptions differ

  • Starting point: Join's cost analysis page says you import a baseline estimate from your existing tool and then trend costs tied to design and program changes; its FAQ (read Oct 18, 2026) said Join does not replace estimating software. PLAN0 starts from the drawings: its homepage demo shows a PDF upload, parsed sheets, floor plan and elevation takeoff, a 3D model and a cost estimate broken out by CSI division.
  • Decisions and value engineering: Join lists cost trending, value engineering, conceptual estimating from stored historical cost data, target value design, owner cost management and contingency and allowance tracking, plus stakeholder decision tracking and procurement coordination, built for Design-Build, CMAR, IPD, IFOA and TVD delivery. PLAN0 shows value engineering suggestions, plain-language what-if questions that trigger a re-estimate, and material cost forecasts (a historical cost index with a 24-month AI forecast).
  • AI: Join says it leverages AI-enabled workflows, and its Agents page (read Oct 18, 2026) describes connecting your own AI tools through an MCP server and API; we label it Not AI-first. PLAN0 is AI-first: its YC profile says it analyzes plans with vision models and aggregates historical and real-time project data through industry partnerships.
  • Who it is for: Join names general contractors, owners, design teams and trades, and says it was founded in 2017. PLAN0 names developers (investment decisions, cost forecasting), investors (independent cost validation, portfolio benchmarking, replacement cost, stress testing) and general contractors (preliminary estimates for business development, value engineering advisory, procurement planning); its YC profile lists it as founded in 2026 with a team of 4. Neither names the other, so do not assume a PLAN0 estimate imports into Join as a baseline.
  • Pricing (checked Oct 20, 2026): neither publishes prices. Join's pricing page offers tailored pricing by quote and a fast-track link for an urgent pursuit or project. PLAN0's only call to action is Book a Demo.
  • Not used here: Join's 1,000+ companies, 10,000+ projects and $500B+ figures, and PLAN0's start-to-finish-in-30-minutes claim. PLAN0's YC profile says $30B of projects run through the platform while its YC launch post says $20B, so neither figure is used. Dollar figures on PLAN0's homepage belong to a simulated demo project and are not market data. Neither tool has been tested by Means & Methods Lab.

Good or bad, an honest review from an estimator, PM or super helps the next team more than another vendor demo. You post under a handle; your email is never shown.

Questions to ask in your review

  • How a PLAN0 drawing-based estimate compares with your own estimate on the same set
  • Whether Join's conceptual estimating from historical data covers the same early stage as PLAN0
  • What each costs for a precon team or a developer
  • What did you use it for, on what kind of work and project size?
  • How long did setup and training take, and who on your team did it?
  • What does it cost you in practice, compared with what the sales call said?
