ConCntric vs Zebel
Two preconstruction platforms that turn historical project cost data into conceptual estimates and level sub bids, each with built-in AI. Not like-for-like (our reading): ConCntric spans pursuit, budgeting, design-phase planning, risk and procurement and works alongside your estimating software, while Zebel replaces estimating software and spreadsheets with a cost database, conceptual-to-detailed estimates and AI estimate review. Compared using only vendor pages re-read Oct 17, 2026; desk research, not tested, no winner.
In short: ConCntric (Preconstruction platform; no public prices (quote / sales)) vs Zebel (Precon cost estimating; no public prices (quote / sales)). Facts last checked Oct 17, 2026. No winner declared; not tested.

| What it does | Preconstruction platform for general contractors that unites pursuit, budgeting, planning, risk and procurement beside your estimating software. Re-read Oct 17, 2026: modules include Concept Hub, Calibrate (historical benchmarks and ROM estimates), ForeSite, Target Value Design, Timeline and AI-assisted Bid Leveling. Amplify, its embedded agentic AI, looks up unit costs and quantities, generates ROMs, explains variances, creates records with approval and extracts scope from drawings; the vendor says it is included at no extra cost. | Estimating platform covering concept to GMP, structured historical cost data, and "AI Oversight" to catch estimate mistakes. Re-read Oct 17, 2026: its team builds a cost database from your past estimates and finished projects (cleanup, takeoffs and setup; about a month per its FAQ), with Procore Financials actuals, your own cost codes and anonymized market data. Parametric conceptual budgets become detailed estimates with sub bid leveling and GRs and GCs. AI Oversight checks estimates against your history for scope gaps, overlaps, unit cost outliers, formula errors and escalation rates. Integrations listed: Procore, Togal.AI and BuildingConnected. |

| Pricing (as publicly stated) | No public prices found (re-checked Oct 17, 2026): the vendor site has no pricing or plans link in its navigation or footer, and /pricing returns a not-found page. The site's call to action is "Book a Demo". Its Amplify page says Amplify is included with ConCntric at no extra cost. Confirm current pricing with the vendor. | Custom quote / no public prices on pricing page (re-checked Oct 17, 2026). The page says plans are based on annual construction volume, with unlimited users and unlimited estimates, no per-user pricing and every module included; its PreconConcierge onboarding covers data cleanup, database setup and quantity takeoffs. |

Where the vendor descriptions differ
- Scope (vendor wording): ConCntric says it unites estimating, procurement, risk and client communication workflows in one platform built for general contractors' preconstruction managers, estimators and project executives, and calls itself "not another estimating tool": it works with your preferred estimating software. Its product pages cover Pursuit (Concept Hub, Calibrate, early scenario and risk insight), Budgeting and Planning (Calibrate, ForeSite, Target Value Design, Timeline) and Procurement (Timeline, Bid Leveling, Procurement). Zebel calls itself a modern estimating platform for precon, serving general contractors and developers with cost estimating from concept to GMP, historical cost intelligence and AI Oversight; its FAQ says it replaces traditional estimating software and spreadsheet templates.
- Historical cost data: ConCntric's Calibrate structures historical project data for benchmarking and for ROM and conceptual estimates adjusted for market and location, and supports SD and DD estimate updates as design evolves. Zebel builds a cost database from your past estimates and finished-project data, with its own team doing the cleanup, quantity takeoffs and setup; it pulls actual costs from Procore Financials, keeps your own cost codes and WBS, and adds anonymized market data for benchmarks.
- Estimates and the design phase: Zebel creates parametric conceptual budgets from historical unit costs and turns them into detailed estimates with sub bid leveling and GRs and GCs based on schedule, salaries and team composition. ConCntric leans on design-phase cost management: ForeSite signals when design drifts from targets or assumptions, Target Value Design keeps design aligned to cost targets, issue and constructability tracking flags risks, and Timeline links design milestones, progress estimates and procurement strategy into one preconstruction schedule.
- Bid leveling and buyout: ConCntric describes AI-assisted bid leveling tied back to defined scopes, assumptions and bid clarifications, AI-assisted detection of bid inconsistencies, gaps or outliers, and buyout plans connected to schedule milestones and long-lead items. Zebel's pricing page lists a subcontractor directory, bid leveling, bid analytics and AI bid review, and its AI Oversight library includes bid leveling and buyout coverage checks.
- AI: ConCntric's Amplify is embedded agentic AI that looks up unit costs and quantities, generates ROMs, explains variances and S-curve forecasts, creates risks (with approval) and timeline activities, imports Destini VE data, exports to CSV or XLSX, extracts scope from drawings and runs built-in or custom Skills; ConCntric says your team reviews results before anything is approved, updated or exported, and that Amplify is included at no extra cost. Zebel's AI Oversight reviews an estimate against your cost database and past projects and flags missing scope, overlaps and unusual pricing; its library lists checks for estimate completeness (with a readiness score), cost code consistency, formula integrity, escalation rates, unit cost reasonableness, scope gaps, estimate volatility and cost sensitivity, plus an executive summary.
- Integrations and onboarding: Zebel's pricing page lists Procore, Togal.AI and BuildingConnected integrations, plus SSO, MFA and API access, and its FAQ says new clients are typically running in about a month, with its PreconConcierge team handling data cleanup, database setup and takeoffs. The ConCntric pages we read name Destini VE imports and Excel bulk updates but list no other integrations; its trust center did not render in our fetch.
- Pricing: neither publishes prices. Zebel's pricing page says plans are based on annual construction volume, with unlimited users and estimates, no per-user pricing and every module included, through Contact Sales. ConCntric has no pricing link, concntric.com/pricing returned a not-found page on Oct 17, 2026, and its call to action is Book a Demo. Not used here: customer quotes on both sites, Zebel's spreadsheet statistic, and case-study claims.

What we can't tell you yet
Which tool is better for your work. That needs testing on the same package with a verified answer key. Planned measures for this comparison:
- Whether ConCntric works with the estimating software you use today, and what data moves between the two
- How much of your cost history each onboarding cleans up, and how you export the structured database if you leave
- What each costs at your annual construction volume; neither publishes prices
