Built Technologies vs Procore Pay
Two ways for a general contractor to pay subcontractors with lien waivers attached. Built's Lien Waiver Management & Payments is a product with a published $1,000-a-month rate and ACH, Instant Pay and paper-check rails; Procore Pay runs pay apps, payment requirements and the lien waiver exchange inside Procore, priced through Procore's annual fee by construction volume. Desk research from vendor pages read Oct 23, 2026; not tested, no winner.
In short: Built Technologies (Construction lending & draw management; vendor publishes prices) vs Procore Pay (Pay apps & payments inside Procore; no public prices (quote / sales)). Facts last checked Oct 23, 2026. No winner declared; not tested.

| AI role (our label) | AI features added to established product | Not AI-first |
| What it does | Real estate and construction finance platform for lenders, owners/developers, and builders, with AI draw management and inspections. Features listed: origination, OM extraction, underwriting, draw and budget management, AI Draw Agent, AI-powered draw inspections, risk mitigation, lien waivers, compliance tracking, invoices, and payments. Vendor says its AI is trained on $3T+ of real estate finance data and the Draw Agent enables 2-5x capacity gains (vendor claims). Integrates with Sage, Yardi, Procore, and more. Re-read Oct 17, 2026: the homepage still says its AI is trained on $3T+ in real estate finance data, lists AI-powered draw inspections, and says the AI Draw Agent enables 2-5x capacity gains, 100% policy adherence, 2x more risks flagged and up to 95% faster draw processing (vendor claims); getbuilt.com/pricing still returns a not-found page. Re-checked Oct 19, 2026: homepage unchanged in substance (AI trained on $3T+ of real estate finance data, AI-powered draw inspections, AI Draw Agent figures, Sage, Yardi and Procore integrations; vendor claims). Re-checked Oct 20, 2026: homepage unchanged in substance (AI trained on $3T+ of real estate finance data, AI-powered draw inspections, AI Draw Agent figures, Sage, Yardi and Procore integrations; vendor claims); a site banner now invites visitors to register for a keynote on "the next chapter of Built", and the footer lists SOC 2 Type II and SOC 1. Re-checked Oct 21, 2026: the homepage now leads with "Fund, develop, build, and manage on one AI-powered platform" with menus for banks, private credit, owners and developers, and general contractors (GC tools: invoicing, compliance tracking, lien waiver management and payments). The AI Draw Agent page still describes documentation review, draw and budget reconciliation, policy review, compliance confirmation and borrower notification in Audit, Assist and Automate modes, offers a waitlist, and labels its figures as early-adopter program data (not used). The invoicing page lists AIA-styled G702/G703 progress invoices linked to the schedule of values with retainage, change order billing and stored materials. The integrations page lists QuickBooks Desktop and Online, Yardi Voyager, Sage Intacct, Procore Financials, Encompass, DocuSign and nCino. The footer has a link addressed to AI assistants; we did not use it. Customer quotes and counters are not used. | Procore's construction payment product, where subcontractors submit pay apps and handle payments inside Procore, not a separate portal. Page lists a checklist view of payment requirements per invoice, invoice review and preparation for payment, a library of pay requirements and lien waiver templates, digital signature collection, unconditional lien waivers staged and released at the time of payment, and approval chains built with Procore Workflows with an audit trail of who reviewed and approved each disbursement. Integrations named on the page include Sage, QuickBooks Connector, Viewpoint and MyCOI. A TruEdge Builds quote cites dozens of hours saved each month (vendor-published quote). The Pay page itself does not describe AI; it links to Procore AI agents as a separate capability (see our Procore AI entry), so we tag Procore Pay Not AI-first. Re-checked Oct 19, 2026: unchanged in substance (payment-readiness checklist, automated lien waiver exchange with unconditional waivers released only after payment, approval routing through Procore Workflows); the page also points to Procore's 500+ integrations and apps. Still no AI on the Pay page. Re-checked Oct 21, 2026: the Pay page is unchanged in substance (payment-readiness checklist view, automated lien waiver exchange with signed unconditional waivers released only after payment, templates for pay requirements and waivers, approval routing through Procore Workflows); still no AI described on the Pay page, so the tag stays. Re-checked Oct 23, 2026: the Pay page is unchanged in substance (payment-readiness checklist view, lien waiver templates and automated exchange with unconditional waivers released at payment, disbursement approval routing through Procore Workflows with an audit trail); still no AI described on the Pay page, so the tag stays. |
| Who it's for | Construction lenders, owners and developers, and builders. | General contractors already running projects in Procore and the subcontractors who bill them. |
| Pricing (as publicly stated) | Published price for one product (read Oct 21, 2026): the Lien Waiver Management & Payments page lists $1,000 a month, with unlimited projects and team members, state-mandated and custom lien waiver templates, digital payments with or without a waiver exchange, unlimited free vendor accounts, status tracking, audit trails and reminders; it says payments processed through Built qualify for a discount off that rate (talk to a specialist). The same page also says No credit card needed and Send Lien Waivers & Payments for FREE, so ask which terms apply. The payments page lists ACH free to both sides (1-2 business days, funds held in escrow until the trade partner accepts), Instant Pay free for the payor (up to $10M per transaction) and mailed paper checks. The lending platform (draws, inspections, AI Draw Agent) has no public prices. Earlier note: no public prices found (checked Oct 16, 2026): the vendor site has no pricing or plans link in its navigation or footer, and /pricing and /plans return a not-found page. The site's calls to action include "Contact us". Confirm current pricing with the vendor. Re-checked Oct 19, 2026: unchanged. (getbuilt.com/pricing still not found). Re-checked Oct 20, 2026: unchanged (getbuilt.com/pricing still returns a not-found page; Book my demo and Contact us). Re-checked Oct 21, 2026: getbuilt.com/pricing still returns a not-found page; the $1,000-a-month Lien Waiver Management & Payments rate above is the first Built price we have recorded. Re-checked Oct 22, 2026: unchanged ($1,000 a month for Lien Waiver Management & Payments, with discounts when payments run through Built; getbuilt.com/pricing still returns a not-found page). The payments page lists ACH (free to both sides, 1-2 business days, funds held in escrow until the trade partner accepts), Instant Pay and mailed paper checks; Instant Pay and check fees are not shown on the pages read. Re-checked Oct 23, 2026: the $1,000-a-month Lien Waiver Management & Payments rate is unchanged (unlimited projects and team members, discounts when payments run through Built). New on the payments page: Instant Pay (RTP rails, funds minutes after the trade partner accepts, same-day if accepted before 12:00 PM CT, up to $10M per transaction) is free to send, with a 1% fee charged to the payee and deducted from the deposit; paper checks take 7-10 business days and carry a fee to the payor (amount not shown); ACH remains free to both sides. getbuilt.com/pricing did not load in our read (403). | Not publicly listed (Procore's pricing page says it charges an upfront annual fee by product based on Annual Construction Volume; no dollar figures published). (Checked Oct 16, 2026; unchanged Oct 19, 2026.) Re-checked Oct 21, 2026: unchanged (the pricing page still describes an upfront annual fee by product based on Annual Construction Volume, with no dollar figures). Re-checked Oct 23, 2026: unchanged (upfront annual fee by product based on Annual Construction Volume; the pricing page also describes multi-year volume pools and volume opt-in; no dollar figures). |

Where the vendor descriptions differ
- Where it lives: Procore Pay works inside the Procore platform, so subcontractors submit pay apps and track payment requirements in Procore rather than a separate portal, and its page argues for removing a siloed payment system. Built is its own finance platform (lending, draw management, invoicing, compliance tracking and payments) and lists integrations with Sage, Yardi and Procore.
- Lien waivers: Built offers state-approved or custom templates, creation one-off, by spreadsheet upload or by ERP sync, and collection by e-signature, e-notarization or signing in exchange for payment; vendors can sign from email with no login when no digital payment is attached, with automated reminders and an audit trail. Procore Pay lists a library of pay requirement and lien waiver templates, automated digital signature collection, and signed unconditional waivers staged and released only when payment is complete.
- Payment rails: Built's payments page lists ACH (1-2 business days, free to both sides, funds held in escrow until the trade partner accepts), Instant Pay (RTP, minutes after acceptance, free to send, 1% fee deducted from the payee's deposit, up to $10M per transaction) and mailed paper checks (7-10 business days, fee to the payor, amount not shown). The Procore Pay page we read does not list payment rails or transaction fees.
- Controls: Procore Pay routes each disbursement through approval chains built in Procore Workflows, with an audit trail of who reviewed and approved it and a checklist view of payment readiness per invoice. Built lists approval workflows, payment permissions by user, multi-factor authentication, payees entering their own bank details by logging in, and a payments partner it describes as a registered PayFac.
- AI: neither payment page describes AI in the payment workflow. Built markets an AI Draw Agent and AI-powered draw inspections on its lending side; the Procore Pay page links to Procore AI agents as a separate capability.
- Pricing (checked Oct 23, 2026): Built lists Lien Waiver Management at $1,000 a month with unlimited projects and team members and unlimited free vendor accounts, with a discount off that rate when payments run through Built. Procore publishes no dollar figures; its pricing page describes an upfront annual fee by product based on Annual Construction Volume. Procore's review-site ratings and customer quote and Built's customer figures are not used here.
