Sitewire vs GCPay

Two points in the same money chain on a construction project. Sitewire is draw management with same-day virtual inspections for private construction lenders and their borrowers; GCPay automates pay applications, lien waivers and compliance documents between general contractors and their subcontractors. Not like-for-like (our reading): a lender buys Sitewire to release loan draws, a GC buys GCPay to pay its subs. Vendor pages read Oct 21, 2026; desk research, not tested, no winner.

What it doesDraw management for construction lenders, with same-day virtual draw inspections, budget and document tracking, and project risk reports. It offers virtual inspections (same-day draw inspections with licensed GC review of verified borrower media), draw management software tracking budgets, inspections and documents, and risk reports on budget feasibility, permit requirements and project health. Borrowers request draws and document progress from the jobsite. The CSV records a $3.17M seed led by Zacua Ventures. The homepage does not describe the AI in detail, so we tag it AI features added. Re-read Oct 17, 2026: homepage unchanged in substance (same-day draw inspections with licensed GC review of verified borrower media; budget management with change orders and holdbacks; operational and portfolio analytics). Re-checked Oct 19, 2026: the homepage itself does not mention AI, but its What We Do page describes Budget Feasibility as instant AI-driven completion risk analysis of every budget line using Sitewire data and industry databases, plus Permit Assessments across 20,000+ jurisdictions and Site Check photo or video prompts; The Sitewire Difference page says GPS checked against the county parcel boundary, sensor data, timestamps, AI that identifies issues in photos and videos, and GC review work together against fraud, and that Sitewire offers fraud loss protection insurance. The homepage cites 5,000 sites monitored and draw turnaround under 2 hours (vendor figures, not verified). The tag stays AI features added. Re-checked Oct 20, 2026: unchanged in substance (same-day virtual inspections with licensed GC review, Budget Feasibility described as AI-driven completion risk analysis, Permit Assessments across 20,000+ jurisdictions, Site Check, GPS and sensor data matched to parcel geometry against fraud); the What We Do page also lists a white-labeled borrower experience and APIs to loan origination, CRM and asset tools, and the homepage now cites $1.5B in 2025 draw requests (vendor figure, not verified). Re-checked Oct 21, 2026: unchanged in substance (same-day virtual inspections with licensed GC review, Budget Feasibility as AI-driven completion risk analysis, Permit Assessments across 20,000+ jurisdictions, Site Check, GPS and sensor data matched to parcel geometry, fraud loss protection insurance, white-labeled borrower experience and LOS/CRM APIs).Cloud software that automates pay applications, lien waivers and compliance documents between general contractors and subcontractors. It covers pay app workflows and automation, lien waiver creation and exchange, compliance document collection, ERP and accounting integration, electronic payments, reporting and dashboards, and official AIA documents. Its change order page says approved change orders sync into the schedule of values (SOV) and pay apps, entries are checked against SOV and contract values, and a BNBuilders quote says GCPay prevents subs from submitting pay apps against unapproved change orders (vendor-published quote). Homepage cites 55+ ENR Top 400 contractors, $35B+ in AFPs processed this year, 6.9M+ lien waivers exchanged and 60,000+ active companies (vendor claims). The pages we read do not describe AI features, so we tag it Not AI-first. Re-checked Oct 19, 2026: homepage figures and the pricing approach are unchanged; the pricing page describes usage-based pricing plus onboarding and integration support. Its return-on-investment statement is not repeated here. Still no AI described, so the tag stays. Pricing (as publicly stated)No public prices found (checked Oct 16, 2026): the vendor site has no pricing or plans link in its navigation or footer, and /pricing and /plans return a not-found page. The site's calls to action include "Book a demo". Confirm current pricing with the vendor. Earlier note (Oct 15, 2026): site routes to a demo. Re-checked Oct 19, 2026: unchanged. Re-checked Oct 20, 2026: still no prices; the What We Do page says Launch Fast & Pay as you Go, with no long-term contracts, software fees, setup or training fees and go-live in one day (first time we have recorded these terms; no figures). Re-checked Oct 21, 2026: still no prices (/pricing returns not found); the pay-as-you-go terms (no long-term contracts, software fees, setup or training fees) are unchanged. Not publicly listed (pricing page: custom pricing based on the number of projects and payment applications you assess and approve; book a demo). (Checked Oct 16, 2026; unchanged Oct 19, 2026.) Re-checked Oct 21, 2026: still custom pricing with no figures. The visible pricing card now says pricing is based on the annual construction volume of subcontracted work, while the page's description still says it depends on the number of projects and payment applications you assess and approve each month; we keep the earlier basis and flag the difference. Onboarding and support are in-house.

Where the vendor descriptions differ

  • Who pays whom: Sitewire's homepage describes borrowers requesting draws with progress video, photos and receipts, a GC expert reviewing the proof remotely and the lender approving and disbursing funds in its web draw software. GCPay's homepage says it automates the payment application process between general contractors and subcontractors and names CFOs, controllers, project accountants and project managers at the GC.
  • Verification: Sitewire says licensed GCs review borrower media, receipts and questions against the lender's policies, that GPS and sensor data are matched to parcel geometry against fraud, and that it offers fraud loss protection insurance. GCPay's pricing page says it holds the lien waiver in escrow so a signed copy can be viewed before payment is released, and its features list lien waiver creation and exchange, compliance document collection and official AIA documents.
  • AI (our reading): Sitewire's What We Do page describes Budget Feasibility as instant AI-driven completion risk analysis of every line in the borrower's budget, and The Sitewire Difference page says AI identifies issues in photos and videos alongside human review; we tag it AI features added to an established product. GCPay's pages we read describe workflows and automation but no AI, so we tag it Not AI-first.
  • Systems: Sitewire lists a borrower mobile app for iOS and Android that works offline, a white-labeled borrower experience, permit assessments across 20,000+ jurisdictions, and APIs to loan origination, CRM and asset tools. GCPay's homepage lists construction ERP and accounting integration, electronic payments between GCs and subs, and reporting dashboards; its ERP page (read in our Oct 21, 2026 re-check) names Sage, Vista, CMiC and an Autodesk Forma Build integration.
  • Pricing (checked Oct 21, 2026): neither publishes figures. Sitewire's /pricing returns not found; its What We Do page says pay as you go with no long-term contracts, software fees, setup or training fees, and go-live in a day, and its Difference page says support carries no added cost. GCPay's pricing page offers custom pricing with cards for annual construction volume of subcontracted work, usage (number of projects and subcontractors in the account monthly) and volume of projects, with onboarding and support in-house.
  • Not used here: Sitewire's 5,000 sites, 10x faster, up to 5x productivity and draw-turnaround figures, and GCPay's ENR Top 400, $35B+ AFPs, 6.9M+ lien waivers, 60,000+ companies and support-response figures and customer quotes (vendor claims). Neither tool has been tested by Means & Methods Lab.
