Built Technologies vs GCPay

Two ways a general contractor can run subcontractor invoices, lien waivers and payments. GCPay is a pay-app platform built for GCs and their subs, tied into the GC's ERP; Built is a construction finance platform best known on the lender side (draws, inspections, an AI Draw Agent) that also sells GC tools for invoicing, compliance, lien waivers and payments. Vendor pages read Oct 21, 2026; desk research, not tested, no winner.

What it doesReal estate and construction finance platform for lenders, owners/developers, and builders, with AI draw management and inspections. Features listed: origination, OM extraction, underwriting, draw and budget management, AI Draw Agent, AI-powered draw inspections, risk mitigation, lien waivers, compliance tracking, invoices, and payments. Vendor says its AI is trained on $3T+ of real estate finance data and the Draw Agent enables 2-5x capacity gains (vendor claims). Integrates with Sage, Yardi, Procore, and more. Re-read Oct 17, 2026: the homepage still says its AI is trained on $3T+ in real estate finance data, lists AI-powered draw inspections, and says the AI Draw Agent enables 2-5x capacity gains, 100% policy adherence, 2x more risks flagged and up to 95% faster draw processing (vendor claims); getbuilt.com/pricing still returns a not-found page. Re-checked Oct 19, 2026: homepage unchanged in substance (AI trained on $3T+ of real estate finance data, AI-powered draw inspections, AI Draw Agent figures, Sage, Yardi and Procore integrations; vendor claims). Re-checked Oct 20, 2026: homepage unchanged in substance (AI trained on $3T+ of real estate finance data, AI-powered draw inspections, AI Draw Agent figures, Sage, Yardi and Procore integrations; vendor claims); a site banner now invites visitors to register for a keynote on "the next chapter of Built", and the footer lists SOC 2 Type II and SOC 1. Re-checked Oct 21, 2026: the homepage now leads with "Fund, develop, build, and manage on one AI-powered platform" with menus for banks, private credit, owners and developers, and general contractors (GC tools: invoicing, compliance tracking, lien waiver management and payments). The AI Draw Agent page still describes documentation review, draw and budget reconciliation, policy review, compliance confirmation and borrower notification in Audit, Assist and Automate modes, offers a waitlist, and labels its figures as early-adopter program data (not used). The invoicing page lists AIA-styled G702/G703 progress invoices linked to the schedule of values with retainage, change order billing and stored materials. The integrations page lists QuickBooks Desktop and Online, Yardi Voyager, Sage Intacct, Procore Financials, Encompass, DocuSign and nCino. The footer has a link addressed to AI assistants; we did not use it. Customer quotes and counters are not used.Cloud software that automates pay applications, lien waivers and compliance documents between general contractors and subcontractors. It covers pay app workflows and automation, lien waiver creation and exchange, compliance document collection, ERP and accounting integration, electronic payments, reporting and dashboards, and official AIA documents. Its change order page says approved change orders sync into the schedule of values (SOV) and pay apps, entries are checked against SOV and contract values, and a BNBuilders quote says GCPay prevents subs from submitting pay apps against unapproved change orders (vendor-published quote). Homepage cites 55+ ENR Top 400 contractors, $35B+ in AFPs processed this year, 6.9M+ lien waivers exchanged and 60,000+ active companies (vendor claims). The pages we read do not describe AI features, so we tag it Not AI-first. Re-checked Oct 19, 2026: homepage figures and the pricing approach are unchanged; the pricing page describes usage-based pricing plus onboarding and integration support. Its return-on-investment statement is not repeated here. Still no AI described, so the tag stays. Re-checked Oct 21, 2026: homepage unchanged in substance (pay app workflows and automation, lien waiver creation and exchange, compliance documents, ERP and accounting integration, electronic payments, reporting); its ERP page names Sage 300 Construction and Real Estate, Sage 100 Contractor, Sage Intacct Construction, Vista by Viewpoint, CMiC and an Autodesk Forma Build integration, and the pricing page says GCPay holds the lien waiver in escrow so a signed copy can be viewed before payment is released. The homepage now also cites 2.4M+ compliance documents exchanged and a 6-minute support response time (vendor figures, not used). Still no AI described, so the tag stays.

Pricing (as publicly stated)Published price for one product (read Oct 21, 2026): the Lien Waiver Management & Payments page lists $1,000 a month, with unlimited projects and team members, state-mandated and custom lien waiver templates, digital payments with or without a waiver exchange, unlimited free vendor accounts, status tracking, audit trails and reminders; it says payments processed through Built qualify for a discount off that rate (talk to a specialist). The same page also says No credit card needed and Send Lien Waivers & Payments for FREE, so ask which terms apply. The payments page lists ACH free to both sides (1-2 business days, funds held in escrow until the trade partner accepts), Instant Pay free for the payor (up to $10M per transaction) and mailed paper checks. The lending platform (draws, inspections, AI Draw Agent) has no public prices. Earlier note: no public prices found (checked Oct 16, 2026): the vendor site has no pricing or plans link in its navigation or footer, and /pricing and /plans return a not-found page. The site's calls to action include "Contact us". Confirm current pricing with the vendor. Re-checked Oct 19, 2026: unchanged. (getbuilt.com/pricing still not found). Re-checked Oct 20, 2026: unchanged (getbuilt.com/pricing still returns a not-found page; Book my demo and Contact us). Re-checked Oct 21, 2026: getbuilt.com/pricing still returns a not-found page; the $1,000-a-month Lien Waiver Management & Payments rate above is the first Built price we have recorded. Not publicly listed (pricing page: custom pricing based on the number of projects and payment applications you assess and approve; book a demo). (Checked Oct 16, 2026; unchanged Oct 19, 2026.) Re-checked Oct 21, 2026: still custom pricing with no figures. The visible pricing card now says pricing is based on the annual construction volume of subcontracted work, while the page's description still says it depends on the number of projects and payment applications you assess and approve each month; we keep the earlier basis and flag the difference. Onboarding and support are in-house.

Where the vendor descriptions differ

  • Who each is built around: GCPay's homepage says it automates the payment application process between general contractors and subcontractors, with pages for CFOs, controllers, project managers and project accountants. Built's homepage pitches one AI-powered platform to fund, develop, build and manage, with separate menus for banks, private credit, owners and developers, and general contractors; its GC menu lists Invoicing, Compliance Tracking, Lien Waiver Management and Payments.
  • Pay apps and change orders: GCPay's change order page says approved change orders update the schedule of values and pay apps automatically and entries are checked against SOV and contract values. Built's invoice page lists AIA-styled G702/G703 progress invoices linked to a contract's schedule of values, with controls for retainage, change order billing and stored materials, plus direct cost invoices and parallel or sequential approval flows.
  • Lien waivers and payments: both tie waivers to money. GCPay says it holds the lien waiver in escrow so you can see a signed copy before releasing an electronic payment. Built says payments link directly to lien waivers, offers state-approved or custom templates, electronic signature, electronic notarization or sign-in-exchange-for-payment, and lets vendors sign from email with no login when no payment is attached. Built's payments page lists free ACH (1-2 business days, funds held in escrow until the trade partner accepts), Instant Pay (free for the payor, up to $10M per transaction) and mailed paper checks.
  • ERP and integrations: GCPay's ERP page names Sage 300 Construction and Real Estate, Sage 100 Contractor, Sage Intacct Construction, Vista by Viewpoint, CMiC and Autodesk Forma Build, and its change order page adds Acumatica. Built's integrations page lists QuickBooks Desktop and Online, Sage Intacct, Procore Financials, Yardi Voyager, DocuSign, Encompass and nCino.
  • AI (our reading): Built is tagged AI features added to an established product; its AI Draw Agent and AI-powered draw inspections are lender-side features, and the Draw Agent page offers a waitlist and cites early-adopter program figures. GCPay's pages describe no AI features, so it is tagged Not AI-first.
  • Pricing (checked Oct 21, 2026): Built's Lien Waiver Management & Payments page lists that product at $1,000 a month with unlimited projects and team members and unlimited free vendor accounts, discounted when payments are processed through Built (the same page also says send lien waivers and payments for free; ask which applies). Built's lending platform has no public prices. GCPay publishes custom pricing only: its pricing page says it is based on the annual construction volume of subcontracted work, while the page's description says it depends on the number of projects and pay applications you approve each month.
  • Not used here: GCPay's $35B+, 2.4M+, 6.9M+, 60,000+ and 6-minute support figures, Built's $3T+ data claim and Draw Agent percentages, and both vendors' customer quotes (vendor claims). Neither tool has been tested by Means & Methods Lab.
