Built vs Trimble Pay
Two ways to run lien waivers and subcontractor payments. Built sells a lien waiver and payments product inside a wider lending and draw platform, with a published $1,000-a-month rate. Trimble Pay, formerly Flashtract and part of Trimble Construction One, handles pay app collection, compliance, escrowed waivers and payments for general contractors, and is free for invited subs. Vendor pages read Oct 22, 2026; desk research, not tested, no winner.

| What it does | Real estate and construction finance platform for lenders, owners/developers, and builders, with AI draw management and inspections. Features listed: origination, OM extraction, underwriting, draw and budget management, AI Draw Agent, AI-powered draw inspections, risk mitigation, lien waivers, compliance tracking, invoices, and payments. Vendor says its AI is trained on $3T+ of real estate finance data and the Draw Agent enables 2-5x capacity gains (vendor claims). Integrates with Sage, Yardi, Procore, and more. Re-read Oct 17, 2026: the homepage still says its AI is trained on $3T+ in real estate finance data, lists AI-powered draw inspections, and says the AI Draw Agent enables 2-5x capacity gains, 100% policy adherence, 2x more risks flagged and up to 95% faster draw processing (vendor claims); getbuilt.com/pricing still returns a not-found page. Re-checked Oct 19, 2026: homepage unchanged in substance (AI trained on $3T+ of real estate finance data, AI-powered draw inspections, AI Draw Agent figures, Sage, Yardi and Procore integrations; vendor claims). Re-checked Oct 20, 2026: homepage unchanged in substance (AI trained on $3T+ of real estate finance data, AI-powered draw inspections, AI Draw Agent figures, Sage, Yardi and Procore integrations; vendor claims); a site banner now invites visitors to register for a keynote on "the next chapter of Built", and the footer lists SOC 2 Type II and SOC 1. Re-checked Oct 21, 2026: the homepage now leads with "Fund, develop, build, and manage on one AI-powered platform" with menus for banks, private credit, owners and developers, and general contractors (GC tools: invoicing, compliance tracking, lien waiver management and payments). The AI Draw Agent page still describes documentation review, draw and budget reconciliation, policy review, compliance confirmation and borrower notification in Audit, Assist and Automate modes, offers a waitlist, and labels its figures as early-adopter program data (not used). The invoicing page lists AIA-styled G702/G703 progress invoices linked to the schedule of values with retainage, change order billing and stored materials. The integrations page lists QuickBooks Desktop and Online, Yardi Voyager, Sage Intacct, Procore Financials, Encompass, DocuSign and nCino. The footer has a link addressed to AI assistants; we did not use it. Customer quotes and counters are not used. | Trimble's subcontractor billing and payment product for pay apps, lien waivers and compliance. Trimble says it is formerly Flashtract and part of Trimble Construction One (flashtract.com/pricing now redirects to the Trimble Pay page). Lists collecting AIA pay apps from subcontractors and automatically checking them for accuracy, unconditional lien waivers held in escrow until payment, compliance tracking with expiration dates, secure payments with approvals, holds and reviews, and subcontractor/vendor lien risk management. The legacy Flashtract homepage also lists 2nd-tier and vendor waivers, fully managed ACH and blocking pay apps with unapproved change orders or math errors, and cites 12,000+ users in its network (vendor claim). Integrations listed: CMiC, Procore, Sage 300, Trimble Spectrum and Trimble Vista. A Journey Group case study cites pay app processing time cut in half (vendor-published case study). The pages we read do not describe AI. Re-checked Oct 19, 2026: the Trimble Pay FAQ says Flashtract joined Trimble in 2024, that Trimble Pay is free for subcontractors submitting documents when invited by a primary contractor, and that it calculates subcontractor billing amounts automatically once subs enter labor and material costs, with pay apps and lien waivers approved in one click. Still no AI described. Re-checked Oct 21, 2026: the product page still describes escrowed unconditional lien waivers, AIA pay app collection with automatic accuracy checks, compliance tracking and integrations with CMiC, Procore, Sage 300, Trimble Spectrum and Trimble Vista; still no AI described. The FAQ answers did not render in the page text we read today, so the free-for-invited-subcontractors line was not re-confirmed. Re-checked Oct 22, 2026: product page unchanged in substance (escrowed unconditional lien waivers, AIA pay app collection with automatic accuracy checks, compliance tracking, secure payments with approvals, holds and reviews; integrations with CMiC, Procore, Sage 300, Trimble Spectrum and Trimble Vista; still no AI described). The FAQ rendered today and again says Trimble Pay is free for subcontractors submitting documents when invited by a primary contractor, and that paper-check payment preferences are supported. |
| Who it's for | Construction lenders, owners and developers, and builders. | General contractors' accounting and finance teams collecting pay apps and waivers from subs; also specialty contractors billing GCs (vendor wording). |
| Pricing (as publicly stated) | Published price for one product (read Oct 21, 2026): the Lien Waiver Management & Payments page lists $1,000 a month, with unlimited projects and team members, state-mandated and custom lien waiver templates, digital payments with or without a waiver exchange, unlimited free vendor accounts, status tracking, audit trails and reminders; it says payments processed through Built qualify for a discount off that rate (talk to a specialist). The same page also says No credit card needed and Send Lien Waivers & Payments for FREE, so ask which terms apply. The payments page lists ACH free to both sides (1-2 business days, funds held in escrow until the trade partner accepts), Instant Pay free for the payor (up to $10M per transaction) and mailed paper checks. The lending platform (draws, inspections, AI Draw Agent) has no public prices. Earlier note: no public prices found (checked Oct 16, 2026): the vendor site has no pricing or plans link in its navigation or footer, and /pricing and /plans return a not-found page. The site's calls to action include "Contact us". Confirm current pricing with the vendor. Re-checked Oct 19, 2026: unchanged. (getbuilt.com/pricing still not found). Re-checked Oct 20, 2026: unchanged (getbuilt.com/pricing still returns a not-found page; Book my demo and Contact us). Re-checked Oct 21, 2026: getbuilt.com/pricing still returns a not-found page; the $1,000-a-month Lien Waiver Management & Payments rate above is the first Built price we have recorded. Re-checked Oct 22, 2026: unchanged ($1,000 a month for Lien Waiver Management & Payments, with discounts when payments run through Built; getbuilt.com/pricing still returns a not-found page). The payments page lists ACH (free to both sides, 1-2 business days, funds held in escrow until the trade partner accepts), Instant Pay and mailed paper checks; Instant Pay and check fees are not shown on the pages read. | Not publicly listed for general contractors (request demo); the FAQ says Trimble Pay is free for subcontractors invited by a GC to submit documents. (Checked Oct 16, 2026; unchanged Oct 19, 2026.) Re-checked Oct 21, 2026: still request demo with no figures; the free-for-invited-subcontractors FAQ line was not re-confirmed today because the FAQ did not render. Re-checked Oct 22, 2026: unchanged (request demo, no figures); the free-for-invited-subcontractors FAQ line is re-confirmed. |

Where the vendor descriptions differ
- Lien waivers: Built lists state-mandated and custom waiver templates, waivers created one at a time, by spreadsheet upload or by ERP sync, signing by e-signature, e-notarization or sign-for-payment, and vendors who sign from an email link without logging in. Trimble Pay describes escrowed unconditional waivers, so a waiver releases with the payment, plus tracking of compliance documents and their expirations.
- Pay apps and payments: Trimble Pay collects AIA-style pay applications from subs with automatic accuracy checks, auto-calculates sub billing amounts, and routes payments through approvals, holds and reviews, including paper checks. Built sends payments with or without a waiver exchange and lists ACH (free to both sides, held in escrow until the trade partner accepts), Instant Pay and mailed paper checks, with approval workflows.
- AI: Built's wider platform for lenders, owners and GCs describes an AI Draw Agent and AI draw inspections; its lien waiver product itself is described as workflow software. Trimble Pay's pages describe no AI features.
- Integrations: Built names Sage, Yardi and Procore on its product pages, and its integrations page lists QuickBooks Desktop and Online, Yardi Voyager, Sage Intacct, Procore Financials, Encompass, DocuSign and nCino. Trimble Pay names CMiC, Procore, Sage 300, Trimble Spectrum and Trimble Vista.
- Pricing (checked Oct 22, 2026): Built lists Lien Waiver Management & Payments at $1,000 a month with unlimited projects, team members and free vendor accounts, and discounts when payments run through Built; the page also says lien waivers and payments can be sent free with no credit card, so ask which terms apply. Trimble Pay publishes no contractor prices and says it is 100% free for subcontractors invited by a primary contractor; contractors request a demo.
- AI tags: Built is tagged AI features added to an established product; Trimble Pay is tagged Not AI-first.
- Not used here: Built's transaction totals, customer counts and percentage claims, and Trimble's testimonials and customer time-savings figures (vendor material). Neither tool has been tested by Means & Methods Lab.
