Procore Pay vs Siteline
The two sides of the monthly pay app. Procore Pay is the GC-run payment product inside Procore, where subcontractors submit invoices and lien waivers are released at payment; Siteline is billing software for subcontractors that builds pay apps on each GC's forms and connects to GC portals, Procore Pay among them. Both are quote-priced. Vendor pages read Oct 23, 2026; desk research, not tested, no winner.
In short: Procore Pay (Pay apps & payments inside Procore; no public prices (quote / sales)) vs Siteline (Pay apps & billing; no public prices (quote / sales)). Facts last checked Oct 23, 2026. No winner declared; not tested.

| AI role (our label) | Not AI-first | Not AI-first |
| What it does | Procore's construction payment product, where subcontractors submit pay apps and handle payments inside Procore, not a separate portal. Page lists a checklist view of payment requirements per invoice, invoice review and preparation for payment, a library of pay requirements and lien waiver templates, digital signature collection, unconditional lien waivers staged and released at the time of payment, and approval chains built with Procore Workflows with an audit trail of who reviewed and approved each disbursement. Integrations named on the page include Sage, QuickBooks Connector, Viewpoint and MyCOI. A TruEdge Builds quote cites dozens of hours saved each month (vendor-published quote). The Pay page itself does not describe AI; it links to Procore AI agents as a separate capability (see our Procore AI entry), so we tag Procore Pay Not AI-first. Re-checked Oct 19, 2026: unchanged in substance (payment-readiness checklist, automated lien waiver exchange with unconditional waivers released only after payment, approval routing through Procore Workflows); the page also points to Procore's 500+ integrations and apps. Still no AI on the Pay page. Re-checked Oct 21, 2026: the Pay page is unchanged in substance (payment-readiness checklist view, automated lien waiver exchange with signed unconditional waivers released only after payment, templates for pay requirements and waivers, approval routing through Procore Workflows); still no AI described on the Pay page, so the tag stays. Re-checked Oct 23, 2026: the Pay page is unchanged in substance (payment-readiness checklist view, lien waiver templates and automated exchange with unconditional waivers released at payment, disbursement approval routing through Procore Workflows with an audit trail); still no AI described on the Pay page, so the tag stays. | Billing software for subcontractors that builds pay apps on each GC's exact forms and tracks compliance documents, change orders and lien waivers. It also covers lien waiver generation and collection, A/R reporting, cash-flow forecasts, collections, and lien rights deadlines. Integrates with accounting systems and GC payment portals. Vendor says it has digitized 23,000+ forms from 17,000+ GCs and cites getting paid 3 weeks faster (vendor claims). The homepage does not describe AI, so we tag it Not AI-first; its pricing page (re-checked Oct 16, 2026) does list "AI vendor waiver validation for incorrect forms, amounts, or dates" as a feature of the Siteline Suite and of its vendor-compliance package. Re-read Oct 16, 2026: homepage now promotes a new Lien Rights Management product, says subcontractors have billed over $14B across 250k+ projects with Siteline, and cites 3 weeks paid faster, 7 days saved per month, 6x faster billing and 50% fewer pay app revisions (vendor claims). The pricing quote form asks how many lump sum, unit price and/or T&M projects you bill per month and which ERP you use (Sage, Vista, Spectrum, QuickBooks and others listed). Re-read Oct 17, 2026: homepage and pricing page unchanged in substance (subcontractor-only billing; AI vendor waiver validation listed on the pricing page; unlimited users and offices in every package). Re-checked Oct 19, 2026: unchanged in substance. The pricing page still lists AI vendor waiver validation in the Siteline Suite and Vendor Management packages, and describes Vendor Management as for subcontractors or GCs that want a focused vendor-compliance and lien-waiver tool; billing itself is still built for subcontractors. The homepage still describes no AI, so the tag stays. Re-checked Oct 20, 2026: homepage and pricing page unchanged in substance (subcontractor billing; AI vendor waiver validation still listed in both packages; the homepage still describes no AI). The pricing page details the Lien Rights Management add-on (state-specific lien deadlines, lien protection status per project, notices generated from project data and sent by certified mail from Siteline), says most customers are up and running within two weeks, and its FAQ names Textura, GCPay and Procore Pay among the GC payment portals Siteline integrates with. Re-checked Oct 22, 2026: homepage and pricing page unchanged in substance (subcontractor billing on each GC's forms; AI vendor waiver validation still listed in the Siteline Suite and Vendor Management packages; the homepage still describes no AI, so the tag stays). The quote form now starts by asking company type (subcontractor, general contractor or other) and whether you do commercial work, and the solutions menu has a General Contractors entry for lien waiver and vendor compliance automation. Outcome figures and customer quotes not repeated. Re-read Oct 23, 2026 for a compare: pricing page unchanged in substance (Siteline Suite for subcontractors; Vendor Management for subcontractors or GCs focused on vendor compliance and lien waivers; AI vendor waiver validation listed in both; Lien Rights Management add-on; GC payment portal integrations named as Textura, GCPay and Procore Pay). The homepage still describes no AI, so the tag stays. |

| Pricing (as publicly stated) | Not publicly listed (Procore's pricing page says it charges an upfront annual fee by product based on Annual Construction Volume; no dollar figures published). (Checked Oct 16, 2026; unchanged Oct 19, 2026.) Re-checked Oct 21, 2026: unchanged (the pricing page still describes an upfront annual fee by product based on Annual Construction Volume, with no dollar figures). Re-checked Oct 23, 2026: unchanged (upfront annual fee by product based on Annual Construction Volume; the pricing page also describes multi-year volume pools and volume opt-in; no dollar figures). | Not publicly listed (custom quote based on product usage, billing volume, and integration needs). Pricing page says every package includes unlimited users and offices with no per-seat or location fees. (Checked Oct 16, 2026.) Re-checked Oct 19, 2026: unchanged. Re-checked Oct 20, 2026: still custom quotes; unlimited users and offices with no per-seat or location fees. Re-checked Oct 22, 2026: unchanged (custom quote by product usage, billing volume and integration needs; unlimited users and offices with no per-seat or location fees; most customers live within two weeks). Where the vendor descriptions differ
- Whose tool it is: Procore Pay is bought by the general contractor and lives in Procore; subcontractors engage through Procore rather than a separate portal. Siteline is bought by the subcontractor and covers billing across all of its GC clients; its pricing FAQ names Textura, GCPay and Procore Pay among the GC payment portals it integrates with. So these are not alternatives for the same buyer, and a sub could use Siteline to bill a GC that runs Procore Pay.
- Pay app workflow: Procore Pay lists a checklist view of payment requirements per invoice, invoice review and preparation for payment, and pay requirement and lien waiver templates. Siteline generates, submits and tracks pay apps on each GC's exact forms, with change orders, compliance documents and lien waivers tracked per project.
- Lien waivers and payment: Procore Pay automates digital signatures and stages signed unconditional waivers that are released only after payment, with disbursements routed through Procore Workflows reviewers and an audit trail. Siteline covers lien waiver generation and collection, A/R reporting, collections and cash-flow forecasts, plus a Lien Rights Management add-on for state lien deadlines and notices.
- AI tags: the Procore Pay page describes no AI (Procore's AI agents are a separate product); Siteline's pricing page lists AI vendor waiver validation for incorrect forms, amounts or dates, but its homepage describes no AI. Both are tagged Not AI-first.
- Integrations: Procore Pay names Sage, QuickBooks Connector, Viewpoint and MyCOI and points to Procore's app marketplace. Siteline's quote form asks which ERP you use, listing Sage, Vista, Spectrum and QuickBooks among others.
- Pricing (checked Oct 23, 2026): Procore charges an upfront annual fee by product based on Annual Construction Volume, with no figures published. Siteline quotes by product usage, billing volume and integration needs, with unlimited users and offices in every package.
- Not used here: billing volume, project counts, time-saved claims and customer quotes (vendor material). Neither tool has been tested by Means & Methods Lab.
