GCPay vs Siteline
Two pay application platforms that sit on opposite sides of the same monthly billing: a general contractor's portal for collecting and approving subcontractor pay apps and lien waivers, and a subcontractor's billing tool that builds pay apps on each GC's forms and submits them, including to GC portals such as GCPay. Desk research from vendor pages read Oct 25, 2026; not tested, no winner.
In short: GCPay (GC pay app & lien waiver management; no public prices (quote / sales)) vs Siteline (Pay apps & billing; no public prices (quote / sales)). Facts last checked GCPay Oct 25, 2026; Siteline Oct 24, 2026. No winner declared; not tested.

| AI role (our label) | Not AI-first | Not AI-first |
| What it does | Cloud software that automates pay applications, lien waivers and compliance documents between general contractors and subcontractors. It covers pay app workflows and automation, lien waiver creation and exchange, compliance document collection, ERP and accounting integration, electronic payments, reporting and dashboards, and official AIA documents. Its change order page says approved change orders sync into the schedule of values (SOV) and pay apps, entries are checked against SOV and contract values, and a BNBuilders quote says GCPay prevents subs from submitting pay apps against unapproved change orders (vendor-published quote). Homepage cites 55+ ENR Top 400 contractors, $35B+ in AFPs processed this year, 6.9M+ lien waivers exchanged and 60,000+ active companies (vendor claims). The pages we read do not describe AI features, so we tag it Not AI-first. Re-checked Oct 19, 2026: homepage figures and the pricing approach are unchanged; the pricing page describes usage-based pricing plus onboarding and integration support. Its return-on-investment statement is not repeated here. Still no AI described, so the tag stays. Re-checked Oct 21, 2026: homepage unchanged in substance (pay app workflows and automation, lien waiver creation and exchange, compliance documents, ERP and accounting integration, electronic payments, reporting); its ERP page names Sage 300 Construction and Real Estate, Sage 100 Contractor, Sage Intacct Construction, Vista by Viewpoint, CMiC and an Autodesk Forma Build integration, and the pricing page says GCPay holds the lien waiver in escrow so a signed copy can be viewed before payment is released. The homepage now also cites 2.4M+ compliance documents exchanged and a 6-minute support response time (vendor figures, not used). Still no AI described, so the tag stays. Re-checked Oct 23, 2026: the homepage still describes an end-to-end payment management platform between GCs and subcontractors (pay app automation, lien waiver exchange, compliance documents, ERP integration, electronic payments with waivers held in escrow until payment is released). Still no AI described. Re-checked Oct 25, 2026: unchanged in substance (GC-side pay application automation with subcontractors, lien waiver creation and exchange, compliance documents, ERP integration with Sage, Viewpoint, Acumatica and CMiC, electronic payments with the lien waiver held in escrow until payment is released, and a change order page saying approved change orders update the schedule of values and pay apps). Still no AI described, so the tag stays. Volume counters and quotes are vendor claims and not used. | Billing software for subcontractors that builds pay apps on each GC's exact forms and tracks compliance documents, change orders and lien waivers. It also covers lien waiver generation and collection, A/R reporting, cash-flow forecasts, collections, and lien rights deadlines. Integrates with accounting systems and GC payment portals. Vendor says it has digitized 23,000+ forms from 17,000+ GCs and cites getting paid 3 weeks faster (vendor claims). The homepage does not describe AI, so we tag it Not AI-first; its pricing page (re-checked Oct 16, 2026) does list "AI vendor waiver validation for incorrect forms, amounts, or dates" as a feature of the Siteline Suite and of its vendor-compliance package. Re-read Oct 16, 2026: homepage now promotes a new Lien Rights Management product, says subcontractors have billed over $14B across 250k+ projects with Siteline, and cites 3 weeks paid faster, 7 days saved per month, 6x faster billing and 50% fewer pay app revisions (vendor claims). The pricing quote form asks how many lump sum, unit price and/or T&M projects you bill per month and which ERP you use (Sage, Vista, Spectrum, QuickBooks and others listed). Re-read Oct 17, 2026: homepage and pricing page unchanged in substance (subcontractor-only billing; AI vendor waiver validation listed on the pricing page; unlimited users and offices in every package). Re-checked Oct 19, 2026: unchanged in substance. The pricing page still lists AI vendor waiver validation in the Siteline Suite and Vendor Management packages, and describes Vendor Management as for subcontractors or GCs that want a focused vendor-compliance and lien-waiver tool; billing itself is still built for subcontractors. The homepage still describes no AI, so the tag stays. Re-checked Oct 20, 2026: homepage and pricing page unchanged in substance (subcontractor billing; AI vendor waiver validation still listed in both packages; the homepage still describes no AI). The pricing page details the Lien Rights Management add-on (state-specific lien deadlines, lien protection status per project, notices generated from project data and sent by certified mail from Siteline), says most customers are up and running within two weeks, and its FAQ names Textura, GCPay and Procore Pay among the GC payment portals Siteline integrates with. Re-checked Oct 22, 2026: homepage and pricing page unchanged in substance (subcontractor billing on each GC's forms; AI vendor waiver validation still listed in the Siteline Suite and Vendor Management packages; the homepage still describes no AI, so the tag stays). The quote form now starts by asking company type (subcontractor, general contractor or other) and whether you do commercial work, and the solutions menu has a General Contractors entry for lien waiver and vendor compliance automation. Outcome figures and customer quotes not repeated. Re-read Oct 23, 2026 for a compare: pricing page unchanged in substance (Siteline Suite for subcontractors; Vendor Management for subcontractors or GCs focused on vendor compliance and lien waivers; AI vendor waiver validation listed in both; Lien Rights Management add-on; GC payment portal integrations named as Textura, GCPay and Procore Pay). The homepage still describes no AI, so the tag stays. Re-checked Oct 24, 2026: homepage and pricing page unchanged in substance (pay apps, lien waivers, vendor waivers, Lien Rights Management, collections and reporting for subcontractors; vendor compliance and lien waivers for GCs). Billing-volume, speed and aging figures are vendor claims and not used. The pricing page still lists AI vendor waiver validation for incorrect forms, amounts or dates; the homepage still describes no AI, so the tag stays. |
| Who it's for | General contractors' CFOs, controllers, project accountants and PMs, plus the subcontractors who bill them. | Subcontractors' accounting teams, PMs, and executives. |
| Pricing (as publicly stated) | Not publicly listed (pricing page: custom pricing based on the number of projects and payment applications you assess and approve; book a demo). (Checked Oct 16, 2026; unchanged Oct 19, 2026.) Re-checked Oct 21, 2026: still custom pricing with no figures. The visible pricing card now says pricing is based on the annual construction volume of subcontracted work, while the page's description still says it depends on the number of projects and payment applications you assess and approve each month; we keep the earlier basis and flag the difference. Onboarding and support are in-house. Re-checked Oct 23, 2026: still custom pricing with no figures. The pricing page now shows three cards: one based on the annual construction volume of subcontracted work, a Usage-Based option (number of projects and subcontractors in your account each month) and a Volume-Based option (volume of projects you manage with subcontractors); onboarding, integration and support are in-house. We keep the earlier basis as a summary. Re-checked Oct 25, 2026: unchanged (custom pricing; the pricing page describes annual subcontracted volume, usage by projects and subcontractors per month, and volume-based options, with in-house onboarding; no figures). | Not publicly listed (custom quote based on product usage, billing volume, and integration needs). Pricing page says every package includes unlimited users and offices with no per-seat or location fees. (Checked Oct 16, 2026.) Re-checked Oct 19, 2026: unchanged. Re-checked Oct 20, 2026: still custom quotes; unlimited users and offices with no per-seat or location fees. Re-checked Oct 22, 2026: unchanged (custom quote by product usage, billing volume and integration needs; unlimited users and offices with no per-seat or location fees; most customers live within two weeks). Re-read Oct 23, 2026: unchanged (custom quote; unlimited users and offices with no per-seat or location fees; most customers live within two weeks). Re-checked Oct 24, 2026: unchanged (custom quote; unlimited users and offices with no per-seat or location fees; most customers up and running within two weeks). |

Where the vendor descriptions differ
- Which side: GCPay is built for general contractors to automate applications for payment with their subcontractors, exchange lien waivers and collect compliance documents. Siteline is built for subcontractors to generate, submit and track pay apps and lien waivers across all their GCs; its pricing FAQ says it integrates with GC payment portals such as Textura, GCPay and Procore Pay and that those portals are built for the GC side.
- Change orders: GCPay's change order page says approved change orders update the schedule of values and pay apps and that subcontractors cannot bill against unapproved change orders. Siteline lists change order tracking alongside billing, A/R reporting, collections and cash forecasting.
- Payments and lien rights: GCPay lists electronic payments with the lien waiver held in escrow until payment is released. Siteline lists primary and vendor lien waivers and a Lien Rights Management add-on that tracks state-specific deadlines and sends notices by certified mail.
- AI: Siteline describes AI validation of vendor lien waivers to catch incorrect forms, amounts and dates. GCPay's pages read describe automation but no AI.
- ERP: GCPay lists Sage, Viewpoint, Acumatica and CMiC. Siteline lists Sage 300 CRE, Sage 100, Sage Intacct, Vista, Spectrum, QuickBooks, Foundation, ComputerEase, Acumatica, CMiC, COINS, NetSuite and Dynamics 365.
- Pricing: neither publishes figures. GCPay says pricing is custom, based on annual subcontracted volume, usage by projects and subcontractors per month, or volume, with in-house onboarding and setup within a few weeks for change orders. Siteline says pricing is custom by usage, billing volume and integration, with unlimited users and offices and no per-seat fees, and that most customers are live within two weeks.
- Not used here: GCPay's volume and customer counters and quotes, and Siteline's efficiency, aging and collections percentages, billing totals and quotes.

Questions to ask in your review
- How a Siteline submission lands in a GC's GCPay workflow in practice, and what either side has to re-key
- What each charges for a mid-size heavy civil firm's volume
- How each handles DOT or owner-mandated pay estimate formats
- What did you use it for, on what kind of work and project size?
- How long did setup and training take, and who on your team did it?
- What does it cost you in practice, compared with what the sales call said?
