Helonic vs Specset
Two AI-first tools that read the project manual against the drawings. Helonic's spec analysis lists the specific spec-vs-drawing conflict types it flags; Specset is a broader agent platform (design QC, bid read, submittals, closeout) with a federal and DOT focus. Vendor-published facts only.

| Category | AI spec-vs-drawing review | AI spec, drawing & submittal review |
| AI role (our label) | AI-first | AI-first |
| What it does | AI construction drawing analysis platform whose spec-analysis feature reads the full project manual (CSI MasterFormat Divisions 00-49, also the older 16-division format and SectionFormat 3-part specs, including MasterSpec and SpecLink-based books) alongside the drawing set and flags spec-vs-drawing conflicts: material mismatches, finish and hardware schedule vs spec section discrepancies, equipment vs performance specs, items specified but not drawn and drawn but not specified, fire-rating and acoustic mismatches, referenced sections or standards that do not exist, Division 01 requirements not reflected on the drawings, and incomplete submittal requirements. Each finding cites the spec section and sheet with a severity rating (vendor description). The vendor's FAQ says the AI flags candidate issues and the spec writer decides; it describes the AI as strongest on quantitative cross-references and weakest on intent. Pricing page lists Procore integration that pushes issues as RFIs, custom checklists and on-premise deployment on higher tiers. The spec page's spec-writer anecdote is labeled by Helonic as synthesized from interviews, so we do not treat it as a customer quote. Vendor says it is backed by Y Combinator. | AI document-control platform built around agents that work from one record of the contract documents, from design sets through construction to operations. Vendor describes: design-quality review that cross-references every spec section against every drawing sheet at 60/90/100% sets, with a second independent agent that tries to disprove each finding before it is filed; bid-stage reading of a solicitation (scope fit, a 93-point contract review, coordination risk, takeoff); submittal review with hundreds of checks per package against the governing spec, drawings and RFIs, returned marked up on the pages; RFI drafting and plan-set change comparison; and closeout to O&M records. On upload it splits specs into conformed sections, merges special provisions into the standard specs they amend, and attributes addenda and RFI answers paragraph by paragraph. Says it handles state DOT books, federal UFGS, railroad and port specs, naming Caltrans, WSDOT, FDOT, UFGS and BNSF as formats in production, and focuses on federal and public work. Lists Procore and Autodesk Forma Build two-way sync, SOC 2 Type II, and FedRAMP 20x in progress (vendor claims). |
| Who it's for | Spec writers, owner's reps, preconstruction estimators and plan reviewers (vendor wording); GCs and engineering firms on the Professional tier. | General contractors, CM and engineering firms, owner's reps and EORs, and owners on federal, state and municipal programs (vendor wording). Directly relevant to heavy civil bidders reading DOT special provisions (our framing). |
| Pricing (as publicly stated) | Not publicly listed. Starter, Professional and Enterprise tiers are all listed as Custom (contact sales); pilots for qualified teams; annual-commitment discounts. (Checked Oct 16, 2026.) | Not publicly listed (specset.com/pricing returned 404 on Oct 16, 2026; site offers a sample design review on request). (Checked Oct 16, 2026.) |

Where the vendor descriptions differ
- Spec formats: Helonic lists CSI MasterFormat Divisions 00-49, the older 16-division format and SectionFormat. Specset lists state DOT books, UFGS, railroad and port specs, naming Caltrans, WSDOT, FDOT, UFGS and BNSF, and says it merges special provisions into the standard specs they amend.
- Finding quality: Helonic says the spec writer decides what is a real conflict and that its AI is weakest on intent. Specset says a second agent tries to disprove each finding before it is filed.
- Scope: Helonic's spec analysis sits inside its drawing-analysis platform (clash, code checks, RFIs). Specset adds bid-stage solicitation review, submittal review against the governing spec, and closeout to O&M.
- Integrations: Helonic pushes issues to Procore as RFIs. Specset lists two-way sync with Procore and Autodesk Forma Build and SOC 2 Type II (vendor claim).
- Pricing: Helonic lists all tiers as Custom with pilots for qualified teams. Specset's pricing page returned 404; neither publishes a figure.

What we can't tell you yet
Which tool is better for your work. That needs testing on the same package with a verified answer key. Planned measures for this comparison:
- Real conflicts vs false alarms on the same project manual and drawing set
- Outside Means & Methods Lab's current benchmark scope.
