Matterport vs Cupix
Two reality capture platforms that turn site captures into navigable 3D digital twins. Matterport serves construction alongside real estate and facilities, with capture by phone, its Pro3 LiDAR camera or its own Capture Services technicians, and publishes monthly plans priced by active spaces; Cupix turns 360° video into measurable 3D models over time and sells a SiteInsights add-on that measures progress against BIM and the schedule, by quote. Desk research from vendor pages read Oct 24, 2026; not tested, no winner.
In short: Matterport (3D capture & digital twins; vendor publishes prices) vs Cupix (360° digital twin; no public prices (quote / sales)). Facts last checked Oct 24, 2026. No winner declared; not tested.

| AI role (our label) | AI features added to established product | AI features added to established product |
| What it does | Platform for capturing and sharing immersive 3D digital twins for design and construction, facilities, real estate and property marketing. Construction use includes Procore and Autodesk integrations; facilities management, corporate real estate and property marketing (3D tours, floor plans, photos) are also listed. Offers a free start tier and an online store. Re-checked Oct 19, 2026: the plans page (rendered in a headless browser) also lists AI-powered defurnishing of a property among Professional features, Cotality and Xactimate among file exports (additional charges apply), and, for Enterprise, audit logs, monthly usage reporting, full API and SDK access and Capture Services technicians in 700 cities worldwide. Re-checked Oct 20, 2026: homepage and plans page unchanged in substance; the Enterprise list names connected AECO workflows with Autodesk Forma and Procore, and the homepage carries a notice that Matterport customers can publish their 3D tours anywhere. Re-checked Oct 22, 2026: homepage and plans page (rendered in a headless browser) unchanged in substance (design and construction use through Procore and Autodesk integrations; AI-powered defurnishing on Professional; Enterprise lists SSO/SAML, audit logs, connected AECO workflows with Autodesk Forma and Procore, full API and SDK access and Capture Services in 700+ cities; the publish-anywhere notice is still on the homepage). Re-checked Oct 23, 2026: homepage and plans page (rendered in a headless browser) unchanged in substance (design and construction use through Procore and Autodesk integrations; AI defurnishing on Professional; Enterprise lists SSO/SAML, audit logs, connected AECO workflows with Autodesk Forma and Procore, full API and SDK access and Capture Services in 700+ cities). Re-checked Oct 24, 2026: homepage and plans page (rendered in a headless browser) unchanged in substance; the homepage now promotes a Pro3 Performance Kit at $1,995 plus subscription (save $2,500 with a qualifying Professional plan) and instant insurance sketches loaded into Cotality's Claims Estimate platform, and says the free account includes 1 active space and 2 users. | 4D digital twin platform whose "spatial AI" turns 360° video into measurable 3D models over time, plus a SiteInsights AI progress add-on. Customers use it to digitize sites, reduce visits, track changes and validate work, and it unifies laser scans, drone orthophotos and BIM; it is also used in oil & gas, manufacturing and government. SiteInsights uses computer vision and geometry to detect changes between 360° captures against BIM and the schedule, needs a BIM model, and its 4.0 release (Jun 2026) added an AI S-curve forecast and an Oracle Primavera Cloud integration. It names integrations with BIM 360, Autodesk Forma, Procore, Revizto, Oracle and ArcGIS, and lists SOC 2 Type II, ISO 27001 and CSA STAR. Re-checked Oct 19, 2026: unchanged; the SiteInsights page names Oracle P6 and Microsoft Project among compatible scheduling platforms. Re-checked Oct 20, 2026: the homepage now says Cupix is trusted by 70% of the ENR Top 30 general contractors, has captured over 20,000 project sites since 2023 and verifies more than 1 million as-built BIM elements a day (vendor claims, not verified), and lists industries from data centers, healthcare and airports to linear infrastructure, oil and gas and maritime. Its integrations heading names Procore, but the sentence under it lists only BIM 360, Autodesk Forma, Revizto, Oracle and ArcGIS, so confirm the Procore connection with the vendor. Re-checked Oct 22, 2026: homepage and SiteInsights page unchanged in substance (360° video turned into measurable 3D models; laser scans, drone orthophotos and BIM in one platform; SiteInsights needs a BIM model, detects changes between captures with computer vision and geometry, filters by trade, level and work area, forecasts completion dates from the past rate of work, works with Oracle P6 and Microsoft Project, and takes 4-6 weeks to set up with the customer success team). The homepage served to us also carried Korean-language sections and lorem ipsum placeholder text, and its second integrations block now lists BIM 360, ACC, Revizto and ArcGIS. The security page still lists SOC 2 Type II and ISO 27001. ENR, site-count and case-study figures remain vendor claims and are not used. Re-checked Oct 24, 2026: homepage unchanged in substance (360° video turned into measurable 3D models; SiteInsights add-on analyzes completion by work area, trade and BIM category). The integrations heading still names Procore while the sentences under it list Autodesk BIM 360, Autodesk Forma or ACC, Revizto, Oracle and ArcGIS, and lorem ipsum placeholder text is still on the page served to us. |

Where the vendor descriptions differ
- Capture (vendor pages): Matterport describes capture options from DIY with a phone, to its Pro3 LiDAR camera, to certified Capture Services technicians (its plans page says in 700 cities worldwide). Cupix says its AI turns 360° video walks into measurable 3D spaces and keeps a four-dimensional record of the site over time, and that it brings laser scans, drone orthophotos and BIM models into the same platform.
- Progress against design: Cupix's SiteInsights add-on uses computer vision and geometry to detect changes between 360° captures, tags the status of tracked BIM elements, reports progress by trade, level and work area, and forecasts completion dates from past rate of work; its FAQ says a BIM model is required for automatic progress measurement and that Cupix's customer success team helps with set-up, and it names Oracle P6 and Microsoft Project among compatible schedulers. The Matterport pages we read describe measurements, sharing and Procore and Autodesk integrations for construction, and do not describe automated progress percentages against BIM.
- Beyond construction: Matterport's homepage also covers real estate marketing (3D tours, floor plans, photos), facilities and portfolio management, and insurance sketches loaded into Cotality's Claims Estimate platform. Cupix lists oil and gas, manufacturing, rail, maritime and government sites alongside construction.
- Integrations and security: Matterport names Procore, Autodesk and AWS IoT TwinMaker, and lists SSO/SAML, audit logs and full API and SDK access on Enterprise. Cupix's homepage integrations heading names BIM 360, Autodesk Forma, Procore, Revizto, Oracle and ArcGIS (the sentence under it omits Procore, so confirm that connection), and its security page lists SOC 2 Type II, ISO 27001 and CSA STAR plus automatic face and body blurring in 360° captures.
- Pricing (checked Oct 24, 2026): Matterport's plans page lists a free plan (its homepage says 1 active space and 2 users) and Professional plans by active spaces, from $90 a month for 10 spaces on an annual plan ($108 month-to-month) to $585 for 150, with 200+ spaces and Enterprise through sales; a Pro3 camera package with a Professional 50 plan is listed at $1,995 (marked down from $4,495). Cupix publishes no prices: its pricing link opens a contact-sales page offering a free start, and the SiteInsights FAQ says pricing takes into account total project value, square footage and other factors.
- Not used here: both vendors' customer counts, ENR and adoption claims, time-saved and outcome figures and customer quotes. Neither tool has been tested by Means & Methods Lab.

Good or bad, an honest review from an estimator, PM or super helps the next team more than another vendor demo. You post under a handle; your email is never shown.
Questions to ask in your review
- Whether your team needs automated percent-complete against BIM (Cupix SiteInsights) or mainly shareable 3D records and measurements
- Which capture method your field team will keep up weekly: phone, LiDAR camera or 360° video walk
- Annual cost for your number of active projects or spaces on each, including any SiteInsights add-on
- How Cupix's Procore connection works today, since its homepage wording is inconsistent
- What did you use it for, on what kind of work and project size?
- How long did setup and training take, and who on your team did it?
